Some of the walls and the bathroom tiles were cracked. At breakfast, coffee and other items intermittently ran out. The room was expensive, but compared to others in the area, it was a good value.

The location was great. Breakfast was very good with a few small problems, and the room was big and spacious with a hallway, a large bedroom and a good sized bath. The view of the canal was great too.

The room was very small and hot. Bathroom is dated but functional. Bedroom also dated.

The location was great. Near to the San Samuele water bus stop, with shops and restaurants 1 minute away. Beds were very comfortable and the mini fridge was great.

I had a single room with a single bed which was narrow and very hard! Haven’t slept in such a small bed since my childhood. It was so hard that my hip hurt every night! No proper doona supplied either. Just a small blanket in the cupboard. The room itself was very basic.

Wish I had of thought about downloading directions before we arrived . We didn’t have phone service and it was dark , cold and raining . But that was our fault at the end of the day . We had travelled from Naples that day and it was quite late when we arrived .

The tiny shower and the two single beds to make a double bed. The breskfast food, same every morning and mainly bread and pastries, the fruit was of a poor quality. Very small fridge, you can get in only one bottle at a time and no ice.

The room was a little hot and the air conditioning wasn’t effective. Also the room could do with a mosquito blind as there were lots of mosquitoes, mostly squashed on the walls!

Great location, friendly staff, good breakfast, clean basic rooms - beds were comfortable and shower had plenty of hot water. Room was quiet at night as not on a busy street.

Great breakfast. Be prepared no iron. Air co ditioning not on but cool enough with windows open. Takes a little getting use to vs US but I loved the location.

The hotel rooms show a bit of wear and tear, the shower stall caulking had some moldy spots, typical considering the Venetian climate, and the light nearby was coming away from the ceiling.

The location is excellent. The room was quiet, clean and comfortable. The breakfast is better than most. The courtyard spaces are great for working or relaxing when there is nice weather. The staff are helpful and friendly.

The room was cold! And you had to tell them to raise the room temperature because you couldn't control the temperature. (I had troubled myself to tell them for more than once about this issue). They only had blankets, which is really not enough for the cold weather in winter Venice. (In January) I had to ask them for extra ones.

The staff was helpful, and the location is not bad. The room is big and quiet.

The decor was a little outdated, which I didn't mind. The view from my room wasn't great. There was a few mosquitos in my room at night. A kettle would have been nice, but not the most necessary.

The location was pretty central, close to the touristy areas but the street it is on was rather quiet. I had a good nights sleep, the bed was comfy enough. Decent enough breakfast as well. Good water pressure for the shower, and the room came with towels and a pair of slippers.
