Not an issue for us, but be aware there is a steep set of stairs you will need to haul your luggage up! Make sure you remember to keep your windows closed in the summer evenings as there is a lot of mosquitos!

Nice, clean room, ideally located without being too busy. The hotel is just a few minutes walk from St. Marks Sq, and the Alilaguna/Vaporetto stops, which is really convenient when arriving/leaving Venice. We were in the annex section of the hotel, which is down the side street where reception is located, away from the busy square, which meant we had very little noise at night, and minimal noise in the mornings. There is a decent size terrace accessible in the annex. Bed was comfortable, there was adequate storage space in the wardrobe.

Our room was pretty warm.

location is great and actually fairly quiet. We did not have the breakfast but it looked minimal. There is a great little coffee shop/bakery just outside the door that is open at 0630.

The only negative I can find is that after asking for a kettle and being provided one, we weren't given cups. But that really is being picky.

The location is outstanding. One block back from all the water buses and alilaguna stop and one block across from San Marco Square. Sits in a busy square which is fantastic for people watching, bars and restaurants.

Unfortunately, the a/c has been turned off due to the summer months being over. The room had a musty smell so I requested for an electric fan to circulate the air. It did help get rid of the smell and cooled the inside f the room as well.

Excellent location! The hotel had that vintage Venice feel which gave the same vibe as the city.

I saw on some reviews that people often complain about the noise, while being myself very sensible about that aspect, it was ok for the duration of our stay. Still, i think our room was ideally located with regard to these inconveniences. As for the stairs, we add only a few steps to go to reach our bedroom, it might be more complicated depending on where your are located within the hotel (many stairs and corridors, you may have to walk and carry your luggages a little bit) Bed are a little bit too narrow.

The room design in pure venitian style is really perfect to enjoy the city while staying in the hotel ! While not too spacy the room was very comfy, we did enjoy the place, the bed, the facilities. The staff were very welcoming and pleasant. The location was ideal to us : not too far from the ferry dock coming from the airport, close enough to the place saint marc and the various pedestrian axes serving the city.

we feel location is too far to access if you have 3-4 luggages. or else with 1-2 location, no one should mind travelling this far.

staff was really customer friendly. room was large and spacious and clean. breakfast was awesome. the old woman in breakfast area needs recognition and she is so sweet with everyone.

The staff was very kind and helpful, and our room was comfortable and spacious. We were just a short walk away from St. Mark's and it was easy to get around everywhere else from this location. We would stay here again!

Incredible central location with a nice pastry shop next to it and easy access to the ferries and the centre of town. The apts are cute. Comparatively to other super expensive accomodations in town, this one has a super competitive price.

Absolutely nothing. It was perfect.

I love how the rooms are decorated in Italian style. Too many hotels try to be modern but their authentic flare gives them such a beautiful atmosphere. The staff were so lovely and welcoming too.

Beautiful and comfortable double room with a pretty view on the Campo Santi Filippo e Giacomo. The whole building (architecture, style and decoration) is really nice. Very friendly staff :)

More information on the local area and restaurant recommendations at check-in would have been appreciated but didn't impact our stay - overall it was great!

Excellent location right in the middle of Venice. Room was comfortable and staff were friendly. Slight issue with the payment however this was quickly resolved. Nice hot shower and good WiFi connection. Would definitely recommend to anybody staying in Venice.

I would recommend the installation of lift if possible and the reception area lacked in guests seating for completing the check in formalities.

The age of the building has obvious downsides. Creaky boards and the smell of a several hundred year old building are some things that may annoy some, but it is a minor issue and some might even like it.

The room was clean and decorated in a classic/typical Venetian hotel style! The age of the building was charming and gave a cozy feeling. The location was fantastic too.
