We originally booked Zanobi place, but were given Guelfa 2 bedroom apartment (with one bedroom locked, as this apartment is for 6 people, and we were 3+baby). It was on the first floor, so only one flight of stairs - good for us. Because of the open sofa in the kitchenette/ living room, there was very little space to get by (20 cm between table and bed) and we didn't want to spend our precious time moving furniture around (it was not just a question of folding the sofa). We would have preferred if the extra cot, bed in the bedroom was made so our child could sleep there, instead of sleeping in the kitchen, and if we had a proper sofa in the kitchen/salon. Tight bathroom and bedroom (few inches between bed and window to pass through). Overall, this could be a very pleasant place to stay, if more attention was paid to the details and if guests' comfort was more of a priority - rather than cramming as many quests in as possible. But, I imagine, why would they make the extra effort, if with the amount of tourist that arrive to Florence the place will get booked enough even without any effort? I really can't imagine 6 guests being very comfortable here.

We very much appreciated the earlier check-in and the check-in process, especially travelling with a baby and a child. Apartment is quite charming and location was great close to both train station and the historical center.

The property is far from luxurious. Although it is located close to center, the property itself is very modest and has nothing in common with the views to the Duomo that are on the advertisement. The two people apartment was located at the very top floor making it very complicated to achieve with big bags. It did have all the amenities, but was not very comfortable. For instance the shower is super tiny, just 50:50cm making it very annoying. The walls are superthin, you can hear every word of your neighbours. The windows are just one glass so it is cold and very humid in the colder season and the ventilation of the bathroom is loud as an airplane.

The property has a great location, just outside of the Firenze posh center. It is a matter of 10 minutes to walk to the train station S.M.Novella. It is also very close to the Santa Maria dei Fiore cathedral and the open all day market.

Communication is terrible, and I got yelled at through a phone call by the owner Anna because she couldn't communicate the instructions well in English and didn't understand me well in Spanish either. We also got charged in cash for certain fees. Nowhere in the property instructions it said we would have to pay in cash some of the fees. Also, they were some cold days, and the heater system only works some hours (7pm to 2pm?). There was a day we just wanted to rest in the apartment, and I was freezing. Only way to reach out to the staff is through a phone call. I tried texting them via Booking and via WhatsApp and didn't get any answers. I let Anna know in advance at what time we would arrive at the place, yet no one was there in time to greet us and give us instructions. I had to call Anna via WhatsApp to let her know we were there. She tried to give the instructions via phone but got frustrated with the language barrier and would yell. I don't know why she didn't just text me via WhatsApp with the simple instructions to enter the appartment, or just let me know to wait for the lady to do an easier check-in.

It was clean and it had all household appliances needed. The place had plenty of space

Don't bother emailing about check in as you will not get an answer. I called on wattsapp as soon as I arrived at the apartment as there was no one there to show me in. The call was answered quickly and efficiently and someone arrived within 10 minutes. There are lots of rules and notices telling you how much things will cost if you break them. Also you have to pay the tourist tax and cleaning fee in cash and the balance cash or card. The apartment is small as advertised but I dont think it would be possible to cook on the rings and there were no table knives or wine glasses. The walls are paper thin and people arriving at all times through the night.I think what would stop me going again is being on the third floor (with no lift) and there being no information on fire escapes or even a fire extinguisher.

The apartment is right beside the market and easy walking to the major attractions.

The exact address was not given until the day you arrived. The owner is really hard to reach. They will only contact you the day before you check in to ask you to whatsapp them on your arrival time. Then you have to give them a call on arrival to get the exact address. Once we arrived at the accommodation , call them again to get the passcode, the key and briefing of the room. The check-in process was a little hard if you did it after 7 pm. My parents were very insecure about it, after reading lots of adverse reviews on not being able to reach out to the staff. Reconsider this accommodation if you are a nerve-wracking traveller.

The location was excellent and close to nearby attractions. It has all the facilities of an airbnb (kitchenette, utensils, plates and bowl, washing machine, hair dryer, hangers...). Place is clean Staff was patient in explaining things

The picture you see are not the one of the apartment. The one we got was fine, but still its a bit odd.. the ceiling is also low in the bedroom so if you are very tall it won't be comfy.

I didn't realise that the owner only wanted communication by WhatsApp and so kept calling the number on my booking confirmation and on the doorbell to try and get in - luckily a lovely man (who spoke no English and me speaking no Italian) eventually managed to work it out between us! As you don't get to know which apartment you are in until after booking, if you are taller than 5ft 6in I would check that you have a room allocated that can accomodate you - I'm not very tall but managed to hit my head on the mezzanine bedroom ceiling beams!

It was easy to walk to all the attractions I wanted to visit from the apartment. I had a morning coffee in the very local cafe/tabac and it was nice to see a friendly face welcome me!

The noise. The flat was on the ground floor next to the flats main entrance. It was as if people slammed the door. It was a big and heavy door and the door closer did not prevent it from closing “violently”. We were woken up every time someone entered the block of flats and you could also hear everything from the road (cars, people talking, etc…) We didn’t like either that the pictures in booking.com only show the top floor flat with a lot of light and a balcony and we were given the one in the ground floor that had little direct sun light and was nothing like the ones on the pictures. By putting different pictures on the booking website, people make decisions that might have been different, had they seen the actual flat they were supposed to be booking.

The location, it was very clean and it was functional (had everything we needed) The lady that gave us the key was very nice and friendly.

The apartment..had all of the facilities listed in the brochure but were all crammed into a small space. The television remote was missing, the shower required some degree of contortion to get into..smallest shower and opening I have ever seen, ther toilet paper was depleted with no spare, the neighbours could be heard as they noisily came and went. On arrival at the building I rang the number given and was told someone would be there in a few minutes to let us in...40 minutes later she arrived...we were stood outside in 36 degree heat until she arrived. The Information given to us on the wifi address was incorrect.

The location was excellent..literally an 8 minute walk to the Cathederal square. The apartment was ok and was a 10 minute walk to Florence Central Station.

Make sure all appropriate roaming options are on so that you are able to contact the Italian mobile number provided, and be aware that the property mentioned on your booking.com email may not be the property you will be staying in.

The property was well located being an easy walk to Cathedral square, with comfortable if simple furnishings. If you are looking for a reasonably cheap home base to explore Florence from this is ideal.

The long stairs to the apartment. We're a young healthy couple and could do it, but it was still not very nice haha The room is very very small, be prepared for 0 privacy if you're sharing it You have to pay a hefty tax on the day IN CASH, but it seemed like a lot, more than one night stay!

It was very close to the train station and walking distance everywhere. It's an apartment so you save some money by cooking

It was not clean, the floor was noticeable dirty. One of the beds was wet from water leaking from the roof. Obviously no one noticed. I’ve sent immediately photos to the host but there was no reply. At the end two people slept on bed for one. It was cold for this time of the year and they didn’t allow us to use the air conditioner. Most of the cabinets were locked, one of them was with broken door.

The location was good, very close to bus and tram stops. Also on walking distance to the train station. The apartment was cozy and roomy.
