Sadly Apartment 2 had hot water pipes passing through the flooring. This made the rooms very warm. Would be good in winter but was unpleasant for sleeping in milder weather. I am sure other apartments were more comfortable.

Location of property was excellent. Parking very good. Host excellent. Bicycles freely available. well equipped and clean. Bed good.

Unfortunately there appeared to be mould in a corner of the shower. We chose not to use it.

It was well located and equipped with all we needed. We appreciated the breakfast that was delivered each morning. The host was very congenial.

We had a big room with 2 beds, the room was clean and quiet. Simple but good breakfast. Very near to the village of Bevagna. Appreciated the parking as well.

The TV remote was jammed at 100% volume making the TV unwatchable. Luckily there was another in the adjoining dining area.

Great pool and outdoor seating areas. The Residenza is set in a large garden a short stroll form Bevagna. Breakfast delivered to the room was tasty and generous. The dining area had a cooker fridge and sink hidden in a wooden cupboard. The daily cleaning was really thorough, including washing up after breakfast. Great parking and a friendly host. The balcony was shady and a pleasant breakfast spot

I had emailed asking for an early check in, we arrived about one hour before check in, but no one was available to check us in, and no one answered the phone. Not a big deal, but we had been traveling about 20 hours at that point, and sitting outside in 90 degree temps was not how I wanted to start our trip. Thank goodness for the pool!

We stayed 8 nights at this lovely hotel and we really enjoyed our stay. The owner is kind and helpful. The pool and garden is well kept and perfect for families. Our son (almost 2 years old) really enjoyed playing in the garden and the pool area. The location of the hotel is outstanding since it is only 3 minutes on foot from Bevanga city center where you will find many high quality restaurants at a very reasonable price!! Bevanga is a very lovely town and it is located in the perfect sweet spot between many beautiful Umbrian cities worth a visit. We are planning on coming back!

There was lack of light in the kitchen cabinet. And a little traffic noice from passing cars. Not too disturbing

Residenza poto guelfa was the most charming and relaxed little place. The roomy apartment was tasteful and well equipped. The little kitchen hidden in a classic cabinet had everything you need if you want to prepare your own food. We even had a little enclosed terrasse in full shade from the hot sun. The pool area was very nice in a big garden with view of Bevagna. The kind service from the manager was always at hand from promply delivered breakfast to helping with the coffee machine and dusching the car after a tour in the mountains ! Marvellous ! In the evening we could walk 5 minutes to the Guelfa gate of Bevagna with many bars and restaurants free of souvenir shops and too many tourists

Gianluca was an excellent host. The Residenza is a very short walk to one of the city gates. As you walk you can see the mountains in the distance and they are so beautiful. We visited when it was biter cold and the room we had was well heated and comfortable. We had two rooms - both very large. The bedroom had a really comfortable large bed and a lovely painted ceiling. Nice big windows. The other room was a combo living room/dining room/kitchen also with nice windows and view. It had all you need if you want to eat in. All was very clean and comfortable. Both rooms had a TV. The yard is large and I am sure in spring and summer it is nice to sit outside. I would go back. Oh, Gianluca brings breakfast to the room- included.

There was a nespresso machine in the kitchenette but no pods nor anything else to make a cup of tea or coffee. It would have been nice to have some.

The owner was absolutely lovely and we had what was really an apartment. It was like being at someone's home. The property is gated and mostly it s 5 min walk from Bevagna's centre where there are excellent restaurants. It was just perfect!

Gianluca, our host, was very welcoming and genuinely nice. The location is perfect, a short walk from the centre of Bevagna, a little gem holding the real essence of a little, cute and vibrant Italian town. The swimming pool was a lovely idea at the end of a very hot day

The rooms are clean but really outdated with heavy furnishing. The breakfast served in the room cold and not attractive. The owner forgot to explain us how to unlock the gate in the evening (after 9 o'clock) , hotel telephone numbers were unavailable and only with the help of nice people and police we succeed to get into our room .
