How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

A bit noisy outside early in the mornings but to be expected in a city! Quiet in the evenings and other times.
Really enjoyed our stay at the hotel. The room we had was large and spacious with good air conditioning when it was getting warm. Massimo was super welcoming and helpful on a couple of occasions when we needed it – firstly when we forgot our adaptors and also when booking us a taxi for the return to the airport. The location is good, easy to access the metro and nearby there are many bars and restaurants, including a gluten free bakery we were delighted to find!

The bed was a bit firm for my husband, but I found it fine. Hip padding for the win!
Very good communication from our host, with flexibility as to our time of arrival due to our getting carried away with sight seeing. A friendly welcome to a spacious, secure and quiet room. I was concerned that the area might be noisy, but these rooms are up off the street level, and face away from the street. Access to the Rome Termini station for the Metro or FCO airport is a breeze. The local side streets have ample options for breakfast, lunch and dinner.

Massimo and his wife were very friendly and helpful. Gave us lots of tips to make our stay enjoyable. Location is very close to Termini, but in a quiet area.

Prices for New Year break ;) But these are the same for Rome - extremely high. Didn't expect this.
1. Very friendly owner. Gave us some guidance and helped with the safety deposit box. The room was cleaned every day. 2. Location: Easy to reach from Termini (5 minutes walk). Then all the attractions you can reach by foot or metro. Close to the apartment can easily find breakfast for 5-8 €. Next door is a panatteria where you can buy pastries. Lady is serving also fresh sandwiches with your choice of add-ons. There is an elevator too, small, but you will not have to carry your luggage ;) 3. Panettone plus sparkling wine for New Year's Eve ;) The street is quiet which is important and is not easy to find a place with good sound insulation. I will come back definitely which is the best recommendation :)

Shower area drainage needs to be cleaned. Water was going down very slow.
The room was very clean and everything we needed. Massimo was an awesome host. He was very helpful and attentive. His place is within 10- 20 minutes walking distance to most popular spots in Rome. We would recommend his place to anyone!

There was one uncomfortable thing. There is no hooks or towel rails in the bathroom.
The first surprise was that the room was very spacious. There is enough space to store all luggage and clothes. The second thing which was very professional was service and support of the owner. He has been helpful every time I have needed to and I asked for something. The room was cleaning every day. After the tea was finished, the owner provide as the next sachets of tea. The appartment is very good located, close to Termini railway station.

Massimo was so welcoming and allowed us early checkin as we had flown in very early from o/seas . The room was spotless and cool . Loved being close to the station . The bed was very comfortable.

Massimo is such a great host and with a calm attitude. He is always available to answer your queries, so helpful and very welcoming. Location is near Roma Termini station and in a quiet area with lots of restaurants nearby. Room is very spacious with kettle, fridge and hair dryer. It is also very clean and made up every morning, thanks to his wife! Water and fruits are available to start your day. There is also a small lift available. We will definitely stay here again given a chance🥰

The area was just different than we are use to - but you quickly realize it's just on the outside - all the people we met were kind and helpful.
The owner was very nice and helpful - gave us a map and went over it with us - had bottles of water for us and teas and kettle. There is a great cafe right on the same street Cafe Fondi - best pastry, coffee, etc. Walking distance to train station and some other restaurants - on side streets

The location is fabulous so close to Roma Terminal. The room is comfortable and spacious it had everything we needed. Messimo is a wonderful host. I loved the fruit and water for those early starts.

It is dated but its clean and you are not going to get a new room in Rome for this price
Massimo is absolutely the best. We have traveled through Rome almost 20 times in the last five years. We are on a budget and like staying near Termini since we travel in Italy. For the price this is an excellent price and Massimo is a pleasure to talk and was the first person to help me know which bus number would get us where.
