How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

If the bed had been on risers, we could have stored more luggage flat for easier access to clothes. But really every convenience besides this has been considered and accommodated.
The bathroom facilities were spotless. Enjoyed using washing machine and drying room/shower room for laundry. Thanks for providing drying racks and hangers. Impressed with all of the conveniently located electrical outlets and extension cords. Plenty of room to keep our large luggage out of sight and out of the way. Spacious compared to most Tokyo hotel rooms. Like kitchen area and entrance area with storage. So incredibly close to Higashi-Shinjuku subway station and lots of coffee options in the morning! Enjoyed keyless entry. Cleaning service was flexible to meet our needs and schedule -- much appreciated.

All good
Clean apartment, nearby plaza, next to family mart. Modern, adequate facilities, clean bathroom and adequate toiletries, enough bins. Easy check in and checkout, can store luggage on day of checkout. We bumped into the manager by chance at checkout and she was extra helpful and called a taxi (go app doesn't work without Japanese phone number). Thanks for your kind help, Maroki.

Quiet but super-well connected and well-served location. Spotless clean, very convenient and well-thought space. You have all you need, all the way to the luggage scale available for guests' use! Everything is helpfully translated, all amenities and conveniences (including shopping and transport) are indicated.

A bigger room space. We took the bigger room for 4 pax and we have 3 people in the room.
Excellent place to stay. Mariko from Flower Terrace has given her best assistance to us even well before we arrived in Tokyo. She has given us direction to the apartment as well as the transport to travel to Osaka. Apartment really cater for the number of pax staying. Our apartment has 4 taps and located all in different rooms so that we need not wait for each other. Good for people travelled in group. Well stock of detergent.

The property was ideal.

The toothpaste was very small.
The washing machine was very useful and within 4 hours the clothes are dried up after using the built in dryer inside the shower room.

Little sofa bed not so comfortable.
Clean and comfortable. Quiet location near subway station. Great for getting around. Liked the convenient washing machine/ drying room combo. 24-hour FamilyMart just downstairs.

The air-conditioning for 11F was not enough in Aug daytime; however, that week might be the hottest week of Tokyo.
Great location and easy to stop by. We will use next time.

The sofa bed does not have a mattress, the third bed is basically the armchair cushion laid on the floor.
The apartment has all the amenities, it was clean and considering its position in a busy area quite quiet.

This is not really about the hotel. Most Japanese cannot speak/understand English. Install a translation app or bring a translation device will be very helpful. But if you message the hotel staff about your requests in English, they responded quickly.
Location is excellent. Family mart and supermarket are next door. You can prepare for simple meals yourself. Restaurants are 2 minutes away on the way to subway. Some luggage locks on the first floor were missing, but the staff helped to find spare keys so that we could leave our luggage on the first floor upon checking out. Also we asked the staff to help booking a taxi to airport. I believe it would be easier as the communication in English is not easy at all in Japan.

We loved it...for it's size it was very well appointed and modern. Also very functional for our family of 4. A couple smaller things I really liked...The shower room doubles as a dryer for your clothes. There's a special ventilation system the dries clothes you put on a large, supplied hangar after they come out of the washing machine. The Family Mart directly next door was super convenient. Like everyone says it's an excellent location but an interesting note for any Final Fantasy fans, it's directly next door to the Square Enix headquarters. The owner was also quick to get back to me on all inquiries. My kids and I thought that was pretty cool. Overall, a great place to stay and I wish we could have stayed longer.
