Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):

We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

CanadaConfusion with payment upon arrival, which was rectified the following day. Air conditioner/ heater unit: I had to google to find out what the options on the remote meant. Someone from the hotel could have done the same and laminated the instructions for foreigners. Thin walls, old and not-so-clean carpet. Couldn’t open the window and it had an opaque film over the glass preventing me from looking out (felt like a prison). This should have been mentioned when I booked the room. No English channel; so I didn't use the TV.
Location, air conditioner/ heater unit, kettle, microwave, fridge. Matsha (not sure of her name spelling) was exceptional.

JapanLocation was not so great for a lady. Through dark and narrow road. No welcome tea, coffee. No skincare amenity. Pipes made constantly noises in night and it was disturbing my sleep. Linens are smelling... One bed light doesn't work.

United StatesRoom was filthy - smelled like mold, dust covered everything. The fan had mold growing on the blades. If we dusted the room in the morning then by evening everything would be coated in dust again. Staff told me that due to some building code or agreement we weren’t able to open the windows to allow airflow. The room felt like a genuine health hazard due to poor air quality. Housekeeping would dump piles of trash in the hallway and leave it there all day long. The halls smelled like old trash and we had to navigate around trash piles just to get down the hallway. Finally, the rooms have overhead lights that shine light directly in your face when you’re lying in bed. Dimming the light does nothing. There is no way to have relaxing light in any capacity. I get that this is a budget hotel but - it felt like you went out of your way to run this hotel poorly. Basic sanitation is a low bar and you couldn’t even do that right.

SpainI have travelled around Japan for over two years staying at dozens of hotels. This one was by far the DIRTIEST business hotel I've stayed at. Some issues to note (which other reviewers have also mentioned): 1) Moldy shower curtain, moldy smells in the bathroom 2) Blocked sink drain 3) Dusty air-conditioning machine which blew dust all over the room (I ended up leaving the hotel with my bags covered in dust - incredible) 4) 'Human residue' stains all over the bed cover 5) Sticky uncleaned surfaces like the desk 6) In addition to all the above, complete lack of attention to detail during cleaning: there was a bunch of used contact lenses on top of the bed headboard, finger prints all over the window, etc... The worst part is, the staff didn't care about any of this. I wrote a list in English detailing these issues and particularly insisting that the disgusting shower curtain be replaced, and they did nothing about it. Truly disappointing experience, especially for a Japanese hotel chain.
Quiet location next to one of Kyoto's best sentos (Ume-no-yu) and within walking distance of Keihan/Karasuma Line stations and buses.

JapanIf you are ever looking for a totally miserable hotel experience, LiveMax Hotels and Resorts is perfect for your horrible experience! In Japan, this is the worst hotel I have ever stayed in, and I have stayed in guest houses before! I know it is a budget hotel but the price is on the same level with APA, Super Hotel, Smile Hotel, etc. chains and all of them are much better than LiveMax. The only thing positive I can say is that the hotel staff were nice. Here are the reasons why this hotel is miserable! 1. The window in the room cannot open, so you cannot air out the room and it is a sauna in the room. 2. The air conditioner (cooler/heater) is positioned where the air it produces blows directly on you, making your nose stuffy and face feel uncomfortable. I had no choice but to turn it off, sweat hard all night in the sauna and barely get any sleep. 3. The bed was total crap! Clearly they brought in the cheapest beds possible. 4. They do not clean the room unless you pay an extra fee! The other budget hotel chains I listed above all clean your room daily. I have other complaints but I will stop here. I recommend you cancel your trip if LiveMax is your only reasonable hotel choice.
