Beautiful traditional Japanese house. Very clean and comfortable. The house is just 10 min walk to Kyoto train station and 5 min walk to Shichijo station.

United StatesThe only issue for some folks might be the steep stairs to the upstairs bedroom. There is a sturdy handrail, so it was not a problem for us.
I loved all the wonderful amenities at this machiya: comfortable beds with cozy duvets; the spacious shower and cedar soaking tub, the fresh coffee beans and coffee supplies. This home also provided room heaters and heated floors. We were there in November and were grateful for these! They even provided bicycles for our use. We loved that the machiya was close to Kyoto Station and had great restaurants nearby. I would definitely stay at this location again.

AustraliaA comfy couch would be good - 2 of the chairs dont have backrest. No view to the courtyard which was disappointing, i was looking forward to a Japanese style courtyard but the view was completely blocked by blinds with no access. the river view villa has the view to the couryard which could have been arranged for street view villa (as the river side one already has other couryards). Bathroom and its corridor may be seen from the blinds by river view villa residents and not enough privacy.
Good location close to train station but also very quiet. beds are very comfy, good kitchen amenities. Floor/bathroom very clean. Very friendly and helpful staff.

United StatesThis wasn't a problem for us, but do know that the bedrooms are up a narrow set of stairs, so people with mobility issues might ask for details about that. We would also have preferred a large single bed to share instead of separate ones, but also not a deal breaker.
I can't say enough good things about K's Villa. We stayed in the room that faced the street (not the river view), and were worried things might be dark or loud but nothing could be further from the case. The atmosphere was tranquil, and the place itself impeccably clean and neat. Having a kitchen turned out to make our stay even more pleasant. We made coffee each morning and enjoyed the calm at our home base before heading out for the day. The location is superb -- we walked to restaurants close by along the river each night. We also found the bathroom set-up to be just wonderful -- it felt like being at a spa! We are already planning our next visit back. Note about arrival: Be sure to follow the included instructions about where to check in. K's also runs a hostel, and that is where you will check in. The person at reception will then walk you over to the Villa and show you everything about the house.

AustraliaIf more than 2 people are staying at this property, be prepared to sleep traditionally on mattresses on the floor. Extra firm pillows were requested four our stay but was dropped off ever so quickly by the hosts.
A beautiful home for a stay in Kyoto. Enjoyed the quieter neighbourhood it was in, but still only a short walk to a train station. Despite being 100-years old the house had all the necessary requirements & luxuries. A huge bathroom too!

Location was near several restaurants, cafes, and a brewery. The house itself was also equipped with a full sized kitchen.

Italyour daughter has to share the futon with us you need to pay a full price for an additional bed if you don’t want your child to share the futon with you in Europe you don’t have to explicit that your child needs a bed 😅 but futon are big and we decided anyhow not ot pay the additionalbed and it was good

CyprusWe didnt find any place for drying towels. And the road across the river is quite noisy. But luckily I could move to single bed room and sleep good.
Everithing is clean, toilets are extra excellent, hosts are speaking English great. Duvets are very thick and soft, pillows extra quality. They have bicycles.
