How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

The breakfast I got a smoking room, although not booked, which was disgusting
The location is good, nearby metro station and in a very lively neighbourhood full of massage places

Hotel rooms are extremely small. The bathroom is too small and not practicable. Mattress is hard and sized not enough for a couple.

The bed was super hard. Didn't get a good night sleep on the bed. The breakfast provided was average not many food options available it was a basic breakfast. I'd recommend eating breakfast elsewhere. Small rooms but Tokyo standard. If you have lots of luggage this room would be too small.
Great location, near train station and many restaurants. Very friendly staff.

I got the smoking floor, Mybad I don't check it in first. We not smoke. So please check detail you pick the right floor.
Excellent property and very convenient to USC activities. Front desk staff is extremely efficient, pleasant and helpful. Property is clean and has a fantastic old time charm.

The breakfast was exceptional, the room was clean, and the staff was very friendly. We enjoy our staying in Tokyo specially the metro line is around the corner, very handy. Plus the Ginza line is 10 min walking. Also there is a Lawson around the corner and near by there is a variety of restaurants.

Soundproof is weak due to the (single) rooms closeness, but at night it was well silent.
I enjoyed my stay in this hotel which is located in a very quiet area of Akasaka. The staff was kind, coffee was offered and soba gifted for new years eve. The single bedroom was well lit and furnished with a wide glassy desktop and mural lights for a comfortable atmosphere at night. Overall it felt like a cozy student apartment to me.

We just didn't enjoy the bed so much. It wasn't the most comfortable bed I've slept on so far in hotels. However, it was not so bad. Maybe I just had high expectations. Sorry about that.
My husband and I enjoyed the free breakfast buffet. It has saved our time looking for something to eat in the morning. The meals are delicious and has a good variety each day. Thank you for serving them daily. The staff also lent us a universal charger. Thank you so much!

I coud hear people next door, the walls were too thin. The breakfast was a joke. Poor choice, only the cheapest ingredients. They didn't have a large size pajama. There was no fan for odour in the bathroom.
The bed was really comfortable and the staff were nice.

The location is very convenient, nearby the Akasaka metro station and it only takes mins to walk to the Hie Shrine. The breakfast is also pretty nice (both curry rice and bread are prided). I had a good time over there.

I’m giving 1 star because of how the staff reacted when I had asked for her twice (1st downstairs at the reception, 2nd at the 10th floor) they made a mistake and probably* only made my keycard be able to access for one night, but I’m staying for two nights. I couldn’t get in on the second day. She gave me excuses that it’s how I held the card near the receptor, I answered back that I’ve been using the same hotel and never had problems before. I also added that the hotel cleaner has tried to unlock too but it didn’t work. She couldn’t me give me excuses after that. Disappointing that they had to make the customers feel that it’s their fault. Also about cleanliness, they put the floor towel together with the face and bath towels on my bed, this isn’t new to me that’s why i never use hotel towels to dry my face, but they can at least discreetly separate the floor towels from the other towels.

Front desk Staff, I went there because the reviews of the front desk staff, they said it was very good but they were short! They are espectacular , I have the impression that Japan should allow woman to manage every business, Japanese woman are espectacular, kind, Professional and efficient, I love Japanese woman
