United KingdomFinding the apartment was the main aspect that wasn’t great. After a long journey and trailing our luggage, we found the main building which was not staffed. We made contact through booking.com to be told our apartment was in the annex. The annex is not next door to the main building. We had not been given directions to the annex, only to the main building. The annex was much nearer the station than the main building so we had almost walked past it. The directions to the annex were not easy to follow, but eventually we found it. We never did find where reception is, which would have been helpful to know. Also some of the English instructions for appliances weren’t very detailed. The washing machine took 8 hours for a load! If there was one, a shortcut program would have been handy but I couldn’t see one. A dishwasher would have been good. I assumed the flat would have one.
The apartment was great - very comfortable with some very Japanese elements which were great and exceeded my expectations. Loved the little garden and the tatami room. Good location very near Nijo station. We had a traditional Japanese breakfast one morning which was beautifully presented, and very interesting. The jacuzzi bath was fab. Very clean and well appointed.

United StatesKyoyado Usagi is by far the best place I’ve stayed in Japan, and is up there in my top 3 hotel / vacation rental experiences. The attention to detail is incredible, starting with the staff, who are extremely attentive and responsive to guests. I reached out for help making a reservation that could only be done over the phone in Japanese, and within a day they had confirmed the reservation for me, plus secured me an amazing table. They even printed out directions to the restaurant and followed up to ask me how it was afterwards. The staff greets you at check-in, walks you through the accommodation and answers any and all questions that you have. The accommodation itself (we stayed in the Oike “room”) was absolutely incredible, and amazing value for the price. The craftsmanship, interiors, and fixtures of the place were outstanding, with great modern technology like in-floor heating, automatic lights, and an automatic filling jacuzzi tub making it impossible to beat. The Sakura tree in our private courtyard at the Oike room was still in bloom during our stay, which added to the magic of the place. I really can’t recommend this property enough if you’re in Kyoto, I know I’ll definitely be back.

Beautiful and clean place with very friendly hosts. Large by Japanese standards with a lovely jacuzzi. Oike has both a traditional Japanese room and a Western room for those who don't like futons so you get the best of both worlds.

United StatesI was really looking forward to staying at this house based on the pictures online and it was what I expected it to be plus more! I absolutely would recommend this beautiful house 110% to other guests, friends, and family. It is a great mix between traditional and modern if that is what you are looking for. The house is very clean. The staff is friendly, personable, and have great communication. They are very helpful and attended if you have issues with the settings of the house. They do a tour of the house when you check in so you know how to use all modern appliances, including stove top, grill, microwave, oven, coffee machine, AC, floor heating, hot tub, and laundry. The beds were very comfortable. It has a full kitchen with a modern dining option or tatami room with a beautiful stone garden view. Security was great, I felt very safe although in a safe area. Train station walkable along with local grocery store.

Compared to other places you stay in Japan, this place was a palace. Beds were comfy, underfloor heating was very welcomed, staff was super helpful and always available. the location is a couple blocks from Nijo Station which connects to just about everything in Kyoto.
