Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

SingaporeIf I really had to pick on one thing it would be the size of the washroom. It is a tad small but it's the standard capsule type that you would see in many Japanese hotels.
The hospitality we received from the owners of the hotel was off the charts. We were ferried around from the point we arrived in Hakuba and were advised everyday on which slopes were more suitable based on crowd and suitability. There was a sushi party on the last night we were there and the food was good.

Its a Really Cozy House, big rooms, and the nicest Host. There is rental inside the Hotel so its really easy to have your gear for snowboarding or ski. Takumi will pick you up at your arrival and leave you at the time you need to go. Also every day he will leave you at the ski resort and pick you up. The best thing is that the day you check out you can leave your bags and do a full or half day and come pick up your things to go, Takumi will gladly drive you to your destination.

AustraliaThe bathroom was very small.
Our hosts Takumi and Katsurako were very kind and welcoming. Takumi drove us to the snowfield each day and picked us up. Katsurako provided a continental breakfast each morning (no charge) and a Sushi Party one night (no charge). Wine, spirits, nibbles etc were available at no charge. Takumi has a ski hire shop in the hotel and offered rental of all ski gear for half price. Our room was large (34sqm) with a nice outlook. The hotel is situated within easy walking distance of restaurants including Echoland. Clothes washing facilities available (no charge). We thoroughly recommend this hotel.

AustraliaThe only slight thing that made the stay just off perfect was the second story level where 2 beds were had a bit of a scary staircase that had no rails and we a little nervous with our 7 year old up there, so we just brought the mattress downstairs. Older kids and adults no problems / just tough with little ones.
What a great stay we had, such a charming place and the owners go above and beyond to make sure you are taken care of the whole time including free drinks, lifts to the mountains every day and delicious food. Highly recommend as a great boutique place to stay.

Lovely basic breakfast that was perfect to start the day before hitting the slopes. the owners went out of their way to help with anything we needed. A lovely touch of giving us cake when we arrived and an amazing free Sushi night during our stay. there are also lifts to the slopes provided by the owner to save you from waiting on the shuttle buses. Very close to all the restaurants in Echoland. Rooms are huge and have good facilities

Hong KongNothing really. The bathroom was very small but that just meant more space in the room.
Property was a delight. The staff were friendly, accommodating and helpful. We were picked up from the station, welcomed by a large sushi platter and then we could organise ski hire at the hotel. The room was very spacious and warm. The billiards and fire place were super cosy every night and the snacks made the trip easy. Also location is very close to Cherry pub and Echoland, so walking to dinner made the trip extra convenient. The breakfast in the morning and then being taken to the ski fields. Tatami, our host, was so generous with his time and kindness. We are a family of five.

Very pleasant experience staying at Takumi san’s house. They offer pick up service at bus stations and ski resorts. There is a free snacks bar with different wines and juice. We also had a free sushi dinner at first night. We really like the room, clean and sweet, also enjoy the Japanese bathtub after back from skateboarding. You will love the Takumi family!

AustraliaMy partner and I stayed here for 5 nights. Staying here was the highlight of our 3 week holiday to Japan. We will never forget the hospitality, kindness and generosity that Takumi and his wife and daughter, Katsura and Aoi, showed to us. They went above and beyond to make our stay here very memorable. We were made to feel like part of the family from the moment we arrived, and they shared their time and lives with us; and when they had a free moment, they would share a chat and drink with us in their dining room. Our accommodation was wonderful…very clean, spacious, and the beds were so comfortable! Whenever we needed to contact Takumi about anything, he would always respond within 5 minutes or less. He would drive us anywhere we needed to go, and picked us up when needed. They have an extensive range of ski and snowboard equipment for all skill levels, as well as clothing for hire on the premises, and even offers a significant discount for guests of the hotel. We loved staying here and highly recommend it! Thank you for hosting us Takumi!!

Australianothing… Perfect
Authentic Japanese Hotel with great proximity to everything. The Husband and Wife hosts couldn’t have been more friendly and accommodating from beautiful cooked breakfasts in the morning and being dropped off at whatever ski field I wanted to go each day. Also had an open fire place to sit by and sip complimentary whisky after a day’s skiing. Thoroughly enjoyed my stay here and will definitely be back….
