Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.

When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

JapanI liked the stairs, good exercise, but for other people the stairs may be a hurdle. There is one flight to take between the lobby and the elevators that wasn't mentioned on the site (or did I miss it?). The staff does help with your luggage. The rooms on the 4th floor have the balcony and outdoor bathtub, but more stairs, as the elevator goes no further then the 3rd floor. Also the restaurant is only accessible by stairs.
The staff took all time for us. They were taking very good care of my gluten free meals. They had called to say the outdoor bath was broken and couldn't be used, and that there were too few customers to do buffet style dinners, but guests must have increased (last minute surfers coming for the waves) as we had buffet everyday after all. So don't pull out just on that announcement as it can easily change! If you have special dietary needs, let them know, and they discuss with you what they can make for you. That was truly amazing. The rooms are all different, most of them spacious. So click on the photos before you make your choice. The beach is right nearby, and all rooms have a view of Kobama Beach. There is a hiking trail that starts near the hotel, all the way to Kotohikihama (about 40 min walk), passing several smaller beaches on the way. If you like fishing, there is a store in the town that sells bait (Nomura). The nearby Lawson has a map of the Kyoto prefectural coastline, incase you want to cycle (hotel has some rentals) or go for a drive. I totally loved it there, and will go again in the future.

JapanIf you have trouble climbing stairs, this hotel may be a problem. You need to climb up about half a flight of stairs to get to the first-floor rooms and the elevator and climb down at least a flight of stairs to get to the restaurant.
We really enjoyed our time at the Livemax Kyotango. Our room had a balcony with an outdoor bath, which was great. We moved two chairs and a table out on the balcony and really enjoyed sitting out there and enjoying the breeze and the view and talking. The staff were among the nicest, most helpful people I’ve ever encountered in a hotel in many years of travel.

Japanat first, the receptionist told us breakfast and dinner are impossible for us, without explanation ! but finally he accepted us for the breakfast. for the dinner we asked directly to the restaurant staff who accepted us… at check out, we asked for receipt, waited 30 min and they said that they cannot give receipt.
the lady in the restaurant is nice.
