NetherlandsNothing. It's a bit further out of the center, but not everything you want to do is in the center! Enough to do in these parts too! There is a busstop right in front of the door and the train is only a 6min walk.
We liked EVERYTHING! Absolutely everything you could need is here! The hosts are incredibly nice and go above and beyond to be helpful. The place includes a nice deep bath, a washing machine and dryer, a desk for working, and even a massage chair. It truly has everything you could want for a comfortable stay. Don't forget to go downstairs and ask the daughter of the hosts for her Kimono-shop. She sells kimonos at cheap price, both long and short ones. We stayhere for 5 weeks and had a GREAT time. Thank you ♡

GermanyA very cozy apartment, that at first was a bit cold but with AC in every room that was no problem. The beds are comfortable and very warm, the bathtub is amazing to relax in. And the owners are such a lovely couple! Bus and Railway are within comfortable walking distance too, aswell as a 7eleven if needed. They also provided us with a very sweet little guide and recommendations around Kyoto. Communication was very quick!

SingaporeSAIZEN Matsumuro is so spacious and fully equipped with all the conveniences that makes our stay so comfortable. It even has a massage chair but we didn’t use it. The washing machine has a dryer function which is so useful for us. The place is also convenient for us to walk to Arashimaya early in the morning to beat the crowd. What we were looking for as a place to stay has to fit our expectations of being near but not too close to Arashimaya (noisy, busy places don't appeal to us). We found the perfect one at Saizen Matsumuro, owned and managed by Jun and his lovely wife, Aki. When we arrived and was shown the place, we were mightily pleased. Everything and more that can be expected to be needed in a home-stay is there. We'd not even have to bother to call Jun to ask for anything. The kitchen is fully-equiped with all that is necessary to whip up not just a simple mean. Everything is spotless and working. The living room has a full set of sofa, coffee table, large TV (not the only TV in the apartment) music-console with bluetooth linkability to your smart phones and other devices for spotify/iTunes etc. It has a laundry room with ample drying provisions. The bath has a deep onsen-tub for your evening soaks after tiring out with the ample suggestions in the instruction/reference manuals that Jun has carefully curated for any travelling heading to Kyoto - convenience stores, supermarkets, buses, trains, attractions, restaurants are all clearly catalogued in his reference materials on the coffee table. We drove, and there was a car lot just below the apartment which was super convenient. Our host, Jun and Aki were very helpful. They prepared folders with very useful information on how to use appliances and had put in much effort into researching local places to eat and shop. Even before we arrived, Jun has already contacted me and provided me links to his blog that gives us all the information that we needed.

Massage chair is a big bonus, on top of all the usual amenities and free parking too. Very clean and spacious, ideal for family stay. Lots of detailed information provided on getting around Kyoto. There is also a beautiful cosy cafe across the road, serving delicious breakfast at affordable price. Our host was very helpful and my family really enjoyed the stay.

SingaporeThere's a big drain along the road, about 20m down from the home. Dangerous for children and eldery especially if you walk at night and don't notice it. Hope they mark it suitably in future!
Area was very convenient for those who drive to Arashiyama bamboo forest area or plan to go Sagano romantic train. Very nice host, and the homestay is perfect for children and family. There's a nice massage chair to relax, and the children had fun playing the game machine (retro nintendo games like super mario etc). Place is big by Japanese standards!

Junya Kukui and his family were exceptionally friendly and meticulous in their attention to details. They provided numerous manuals, guiding us on the usage of all electronic devices in the house, offering recommendations for exploring Kyoto, sharing restaurant schedules, and providing information about public transportation. We enthusiastically recommend this accommodation and plan to revisit in the future.

NetherlandsIt's more common Kyoto problem that public transport is rather such as a bus is very unreliable, if you need to get anywhere: be prepared to make at least couple of line changes and each will be charged separately. Finally, we used a lot of taxi that was not that expensive, especially when travelling as a group. Fortunately, there are many sightseeing sites in walking distance from the apartment and if you don't mind to walk 30-40 min, you get even more!
Very clean, fully equipped and spacious apartment. Host family provides a lot of information regarding the transportation, nearby attraction, restaurant's and shops. Very fast reaction, friendly and nice people. We had great and comfortable time there. Thanks a lot!

Roomy apartment, separate lounge, generous bathroom size. Laundry facilities and a massage chair. The hosts were very helpful and had prepared a very useful information pack with directions to neighbourhood restaurants and all sights and for easy use of subway and buses. This property is very close to three Onsens and Bamboo Grove and the Matsua Taisha Shrine is the local trainstation. This Shrine is worth visiting.

They had put a lot of effort into researching local places to eat and shop which was really appreciated. United StatesThere was nothing to dislike. Perhaps a helpful tip for those who struggle to lift heavy luggage: the apartment is on the second floor and there's no elevator. Not a problem for us, just good to know in case you're unable to manage stairs.
Absolutely everything was great. The hosts are so very kind and accommodating, even before I arrived. Communication was prompt and helpful, and Jun-san and Aki-san are both so warm and welcoming. It didn't feel like checking in to a hotel. It felt like being welcomed into a friend's home. The apartment itself is spacious, clean, and well-stocked with utensils and even cooking oil and sugar etc. The hosts have created lots of info sheets on how to use appliances, points of interest and shopping within a 10 minute walk, and recommended their friend's izakaya with excellent food and a kind owner. The house is near several bus stops, so getting to and from the city was never hard. We planned for the 30-40 minute commute, but felt that the space and value far outweighed the distance from the city, which was very manageable. We hope that we can stay here again the next time we visit Kyoto! It was absolutely perfect and felt like home. Even after moving on to other cities, my kids keep asking if we can go back to Saizen House. It really felt like home. Thank you Jun and Aki! We truly are grateful for your hospitality.

The owners of the property were exceptionally kind and thoughtful. They greeted us when we checked in and provided us with tons of information about the area and kyoto, all in english! The place itself was outstandingly neat, clean and organised. Especially having an airco in every room and the washing machine was awesome. The owner of the property introduced my son to his Nintendo Family, which he very much enjoyed playing when we would get back from our excursions outside. There was also a massaging chair which was awesome! The place itself was very accessible by car and had tons of restaurants in the neighbourhood. The 7-eleven and Familymart were a 5 minute walk, which was perfect. Would totally recommend this place to anyone who is okay with staying in a suburb of kyoto

It was great arriving at this lovely apartment after a week of living in a very small hotel room in Tokyo. We were only 2 friends traveling so we got a bedroom each but I can see this place being perfect for larger families too. Jun, Aki and their daughter were wonderful hosts and so helpful and responsive to all questions we had. We're so glad we got a chance to chat with them for a while and learn a little more about their home country, Kyoto and their neighborhood during our stay here. Even if you don't get a chance to spend some time with them they have prepared fantastic recommendations for everything you could need, instructions and guides for all appliances and directions for how to get to popular destinations in the city and hidden gems near the apartment. Restaurants, onsens, shrines, grocery stores, public transport and other tips that were really useful. This apartment has everything you need and more. For us this was the perfect place to start our vacation after a week of work in Tokyo. It's quiet, cozy and gives you a little distance from the busiest tourist areas but still with easy reach to most places in Kyoto and Osaka. We wish we could have stayed longer and we would love to come back again.
