Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

AustraliaDryer didn't work in the room. There was a dryer in the foyer. There was no hanging rack for drying clothes.

NetherlandsLovely place to stay as a family of 5. Clean, spacious, good location. Very friendly staff helping us out with everything. And good to know the building can withstand a 9.0 earthquake. We felt one actually only at 2.0 and were worried because we are not used to it. The staff assured us its is safe and nothing to worry about. Also good to know there is staff at night. Train, metro options are all nearby. Many restaurants nearby also.

AustraliaI thought this was a hotel. It is more of an airbnb serviced apartment building. I was expecting a concierge, but surprised when there was no one there. I think it would be fine if i knew to coordinate ahead of time. Messaging replies from the boss were quickish (5 to 10 minutes), but they didn't pick up the phone. Staff that come in were very helpful. They disabled air-conditioning (mid April), only heating available. It was 26 degrees in the room, which was quite uncomfortable. There are no windows to open, just an emergency exit. The staff did bring an evaporating unit after I complained. This worked quite well. Overall, this is a good-sized accommodation in a central location for larger groups, but just don't expect a hotel like service.
Spacious and clean.

United StatesThe hotel is still at least a 8-10 minute walk to the nearest station which could be a drag after a long day out, but that didn't really bother us. We wish there were a few extra utensils, and some extra garbage bags, but other than that, the futons, bed and sofa bed were all very comfortable.
The hotel was located fairly close to various train lines from Tokyo Metro, JR and Toei. For a group of 5, the room was fairly large and could accommodate all of us. We loved that there was a small dining table and various utensils too. The bathroom was also very clean and for the space, it felt quite spacious.

New ZealandPlates, bowls, coffee cups and cutlery should really be provided. The shoji screens on the windows, do not open..so zero view outside and no windows to open, a little strange ? The screens do not stop light, and the blinds are white and also stop little light, room is light at night, especially close to the outside wall.
Very friendly check in, informative and keen to help. Nice each floor is a separate apartment and keys are coded to each floor only - safe and secure. Plenty of space to store suitcases between elevator and front door, also inside there is plenty of room to store luggage. Bathroom is great, shower, toilet, fan, water pressure all excellent. Washer/Dryer is great to have. Kitchen is fine, microwave and hotplate are good, BUT no bowls, cutlery, and only a couple of small plates. Previous guests had left behind disposable chopsticks, knives and spoons as we did too. Bedding is very comfy, firm, but good. 3 ceiling A/C units in the room (!) so no issues with heating, we hardly needed it mid-winter anyway. It is a bit of a hike from Akihabara station, getting on for a 15min walk, we didn't mind as plenty to see on the way. There is a small supermarket close by open to 11pm. The area itself is quiet, no hospitals nearby so no nighttime sirens, and nearby traffic really dies down at night and in the weekends. It's good being able to close the rooms off by sliding the doors across. Noises from upstairs apartment (footsteps) are easily heard, esp if they aren't used to apartment living, we had some real clompers for a couple of nights, and they would go back and forth, back and forth across the room for ages !

AustraliaThe location was great for us and our needs however I can see it might be a bit further out from Shibuya and Shinjuku if that's high on your list. It's also about 5-10min walk to the nearest train station which means it's not an immediate find BUT there are pros and cons to this and for us personally the pros weighed heavier than any set back.
Hotel Manager was extremely accommodating and communication was fantastic. We've been to Tokyo many times as a family and I've also been there for business. Incredibly well sized rooms with great airbnb like facilities such as a well functioning laundry and kitchen. The location is great for a short walk to Akihabara and other great stations.

AustraliaThe rock hard beds! Not sure if it's a normal thing for Japanese people but the beds and pillows were solid and not very comfortable.
Cosy accommodation that fit all 6 of us. It was a bit tight and we had to close up our luggages every time we open them but it was manageable. The train stations weren't so far away to walk to.

Mr Pan (manager) was amazing and super friendly, met us in the lobby to take us up to our room when we checked in and get us situated. There is 1 room per floor, so it was nice and quiet. The room was spacious and clean, and all set up with the bedding/futons, as well as a basket of clean towels, and slippers. There was plenty of storage cabinets, but the room was large enough for us to not need them. There were outlets next to the sleeping areas (futons and bed), super convenient. The bathroom was large and had had amazing water pressure! We were able to communicate with Mr Pan easily via wechat, and he spoke Mandarin! Mr Pan was super responsive when I messaged him if he had any broom/dustpans to borrow, and he brought up everything (including a vaccume and floor mop!) Right away. He also was able to help me call and book a 5 person taxi van, as I was having no luck with uber, and klook had cancelled my existing booking due to no availability. The location is great, short walk to nearby subway line and 11 min (yup, I timed myself!) walk to Akihabara! Overall a wonderful stay, 10/10 would stay here again.
