    No windo w curtains in bedroom, light in early morning cause less sleep time.

    Bathroom setup unfortunately doesn't match room design (looks more like a hospital bath), view from the room (depending on room to be fair - our suite #202 faced neighbouring walls, but not a big deal since we've been out all day), the intermittent generator noise was a bit of a nuisance and the owner should really consider relocating it, or at least switching it off during the night/early morning hours

    Nice boutique hotel in a great location (right across imperial palace and within short walk of bus and JR stations), sbove average room size (executive suite), room design, cleanliness, breakfast as well as super friendly and helpful staff

    The breakfast in the hotel is really an experience. I do recommend the japanese style choice. The room is spacious, super clean and quiet. Minibar is all inclusive Staff is super friendly and definitely I would stay there again once I'm back in Kyoto

    There was a constant noise coming from a heater or some kind of motor outside. Also the space was weirdly organized, a small toilet with a small sink in a huge empty bathroom. A big tv facing off the bed so you needed to sit in a very small bench to watch it.

    Great concept, every room is unique and it has a whole feeling of luxury. Our room had a jacuzzi and a king size bed, with a lot of space, and some complimentary drinks and chocolate.

    We arrived shortly before lunch time and far too early for a welcome drinks were served. After a first sight seeing tour and too late for the official Welcome Drinks, they offered us to serve it to our room - very nice. The location of the hotel is great, a lot of nice small restaurants are in walking distance, also the public transportation is just around the corner. Very quiet venue. Great place to stay in Kyoto

    Door and windows bit gappy could probably do with some kind of seal - it got cold quickly if the AC wasn’t on.

    Small boutique hotel which is peaceful & quiet. The staff were lovely.

    Noisy generators outside bedroom window, one metre away, kept me awake some nights

    Great location, perfect for all things in Kyoto. Nice cafes within 200 metres for breakfast etc.

    I love how near it is to points of interest. Walking distance to the kyoto palace & gardens & restaurants. The rooms were very beautiful and much larger than most japan hotels. Breakfast was delicious and the staff were very helpful, honest and hospitable. I overpaid upon check out and they sent me the amount thru registered mail to my next hotel in osaka. Wonderful staff!

    There was nothing we didn’t like! It was great.

    This hotel was fantastic. There was a review that said this place was in the middle of nowhere “with nothing around it”. This hotel is literally across the street from the Kyoto Imperial Palace and Gardens, and surrounded by streets of bakeries and restaurants. It only took us about 15 minutes to get to the Gion district. The staff at this hotel were extremely helpful and sweet, and the room was beautiful and huge.

    The bathroom was a little humid and we couldn't air it out properly.

    The room was spacious and well designed. The bed was pretty comfortable and we liked the decorations around the room. It was really interesting. The staff was friendly and helpful, the welcome drink was a nice bonus We also enjoyed the view from the rooftop.

    Nothing to dislike but to be aware that it is about four or five subway stops from the main station in Kyoto (which is an attraction in itself). However, the immediate location around the hotel had good restaurants and shops and was a short walk to the Emperors Palace gardens and a similar distance to the attractive river that runs through the city.

    Stylish design which could be described as quirky in a good location to explore that area of the city. Also a small hotel - which we like - which was quiet with very helpful staff. Very good breakfast in a nicely styled dining room.

    Our room did not have a view as the hotel is set amongst local buildings and had frosted windows. Although there is a terrace on the top floor, I like to be able to see outside from my room. Having a coffee machine was great but milk/cream was not available in the room which meant I had to keep asking for it. We also did not have any black tea

    We stayed in the suite which was very large and tastefully decorated. The bed was comfortable and big. The spa was the most comfortable I have ever used. The staff were lovely and accommodating. The hotel is set in suburbia but we found this was great as we enjoyed walking around and observing the daily lives of the locals. It is located approximately 30 mins walking distance to the Gion district and around 15 mins to Teramachi, restaurants and shops. 15 mins walk to the local train and close to the Kyoto Imperial Palace.
