Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. United StatesI think the place is great as it. There are heating unit in each room and it is not central heating. However, adjusting each heating unit, we can sleep comfortably during winter.
The lactation is convenient to supermarket, train station, bus stop, and restaurants. The Uber /taxi is available near by, so very convenient.

SingaporeThe pillow is too hard and thick. Single bed mattress is sunken. Hope owner can change, not let this ruin the holiday. I‘m not bothered about the subway track behind the house, I sleep late so no more noise in midnight.
Interior design and facility are perfect and new! Every detail is amazingly perfect! Garden is beautiful. Room is clean. 3 bedroom upstairs and 2 bedroom downstairs. Everyone can have a room. Location is not bad, 30min bus to most places. 1min walking to bus stop. There are some restaurants and a supermarket nearby. We enjoyed the stay. I wish I can live in this kind of house in Japan like local resident.

AustraliaThe house was absolutely beautiful, perfectly cleaned and fully equipped with everything we could need. My children slept on futons in traditionally decorated rooms, whilst my husband and I slept in western beds by choice. All were very comfortable. The attention to detail of house improvements and the comforts that were supplied really made this accomodation phenomenal. Yoshi made us feel very welcome and showed us everything we needed for our stay. Lots of restaurants in walking distance to the property and the train station very close on a line that easily connects to Kyoto station. Would absolutely stay here again if we visit Kyoto in the future.

I would definitly stay here again :) yoshi responds immediatly to question also a supermarket is close by to buy food drinks ect. Also a bus is leaving to the sightseeing spots just a few meters away from the house

United StatesOur host Yoshi stayed in close communication with us. This property is a traditional Japanese home (machiya). I wanted our daughter to experience living in a home with tatami mats and sliding doors. It was one of our favorite places to stay during our trip. Our daughter cried a little because she wanted to stay longer! Everything that we needed was provided, including a map of local businesses (grocery store, pharmacy, etc.) that are within walking distance. Yoshi took great care to label everything and explain how things work. Read through his emails and the orientation guide when you arrive. So helpful! We followed his instructions exactly and was able to take public transit from Kyoto station to the machiya without any problems (a short bus ride and a brief walk). The property is just off a main road and a couple minutes walk to the bus stop. Using buses in Kyoto is efficient and easy once you try it! Buy a one-day pass from the driver. It's a bargain. Laundry on site. Easy to use. Detergent provided. Kitchen has everything you need. After walking 20,000+ steps, we used the bathtub to soak and it was glorious. It seems some people in the past were bothered by the train tracks that are nearby. The occasional sound of the train did not bother us at all. Yoshi provided ear plugs, but we didn't need them. It was part of the ambiance of the neighborhood - which is residential, quaint and quiet.

United KingdomReally nothing we could say that could be improved. We loved it. It was the best place we stayed at in Japan out of 5 places - ranging from hostels to luxury hotels. There is a train track at the back that has short trains passing by until about 11pm but it really wasn't an issue in any way or even particularly loud. It was actually quite interesting.
Everything. It was difficult to go out because the place was such a pleasure to be in. Loved: the traditional style and sliding doors, the variety of places to sit or sleep, the modern kitchen and bathrooms, the range of kitchen and entertainment facilities, slippers, umbrellas, bikes!, the upstairs seating area with balcony and full length sliding windows was such a relaxing space to be in, the warm welcome and send off from Yoshi the host -and having a whole house to ourselves in an authentic neighbourhood. Also- Very simple 5 minute bus ride (number 3) into town from the nearby stops. Walkable if you want to. And incredible value for money! Thank you Yoshi x

CanadaPerhaps upgrade the futons? The two beds in the lower floor were quite comfortable for my wife and I but my friends and our older kids who slept on futons felt they were a little thin and so overall a firmer sleep. Our younger kids had no problems sleeping on them. Also, while we didn't mind this at all... the Keifuku Arashiyama tram line is right behind the home so you will hear the trains run between ~ 6 AM and 11 PM. They are small one car trains so the noise is very brief as they pass by. It was cool for us to watch them go by but I can see it being problematic for those looking for a quiet place to rest during the day.
We enjoyed the experience of staying in an older style home that was very nicely renovated and modern where it counted, kitchen, washrooms, toilets (two of them!), etc. Yoshi, our host was very nice and spoke English well. You truly felt the care that Yoshi has put into this rental home!

United KingdomWe loved Third & Place! It is a beautiful house, very tastefully decorated and preserves the character of traditional Japanese and modern. The facilities were really good and we appreciated having 2 toilets as a group of 4. Staying in February, the house was quite cold but did warm up with the air conditioners after a while. This shouldn’t be a problem in warmer months. There are 5 bicycles available, which we didn’t end up using but we thought this was a brilliant extra and wish we’d had more time to cycle round Kyoto on them! The communication with Yoshi (the owner) was really good and he was so polite, friendly and helpful :) This house was our little home from home in Kyoto, we felt like locals! We would definitely recommend Third & Place to others.

JapanThe only thing missing is a little bench in the entry to remove/put on our shoes, as we are not used to do it standing and we all had shoes with laces :) It was cold inside, indeed typical houses like this one are not isolated > this is not a bad point, just be aware you'll have to let the heater ON for a long time while staying at home.
We stayed 4 nights in the house, we were a group of 8 people. Actually it was perfect! I was impressed how the house is clean and pretty. Its typical machiya/traditional style gives it some charm. Plus, in contrast to most of Japanese houses, there is a living room to rest and a large table so you can eat at home when you are 8 pple. Yoshi the host was also very nice and speaks English. There is train railway just behind the house but we didn't heard it, there is just little wagons passing by sometimes.

United KingdomThe only drawback is its proximity to a railway line, though I am used to urban noise, and the trains don't run in the night so we slept very well indeed.
This traditional Japanese house is in a very pleasant neighbourhood, within easy reach of some wonderful Kyoto sights. But the really attractive thing about this residence is the way the owner has managed to incorporate a beautiful kitchen, and excellent bathroom without detracting from the traditional feel. It's really beautiful upstairs, and very comfortable downstairs.
