AustraliaThe rooms are indeed old and in need of fresh coating. Carpet worn out, has skid marks, walls and furniture are scratched. No temp control. Pillow are not comfy, they're made of beads? Blankets were okay. My mattress sank a bit. The pipes are loud so I recommend some ear plugs. Hotel is quite far from JR Utsunomiya station, there are heaps of buses that come here but if you have a big luggage, then you may need to catch a taxi which is about 1000 yen and 8 min drive, otherwise walking is 24 minutes.
Location of the hotel is within most of the eateries, and it's 7 mins walk to Gyoza Street. There are a lot of bars on the opposite side of the hotel. Bottle of water is given, and a fresh one if you get your room cleaned. Room is spacious enough to open leave your luggage opened. Lots of buses on the same road as the hotel. Oya City can be reached by bus just outside the hotel on the opposite side.

It was a short bus ride from the station. The room was clean and tidy and the bathroom was a good size. The bed was comfortable and the room was big enough to have our bags open. In walking distance to a variety of restaurants and Lawson and My Family Mart. The staff were very helpful. The breakfast was really good with lots to choose from either Japanese or Western.

Heater in the room is very warm; great during winter. There is no air con so you have to open the windows for cool air (hahaha). Room service is great; they refill two bottles of water daily.

Old but well maintained hotel. Just 5 min walk to a row of eateries and Shotengai. 7 eleven just next to the hotel. We parked in the underground carpark. The room was huge. A buffet breakfast was included. Had an egg station which was a plus. Decent selection.

The staff are very nice, helpful and patient, although they can't understand English very much, they have tried their best to understand and serve. The rooms size are reasonable for family of 2 adults and 2 kids, with 1 big and 4 small luggages fully opened at the same time. The room rate for October is very low!
