The host was so friendly, broughts toys for our son. We felt really at home. The house belonged to his grandfather and it is a real experience of Japanes house and hospitality. We will come back soon.

After many days in hotels, I was looking for a more traditional setting while staying in Kyoto and this definitely didn’t disappoint. The housekeeper, Chika, was absolutely wonderful. The stay here was a masterclass in a genuine hospitality.

Villa Kyoto Saiin went beyond my expectation I have to say. Everywhere and everything in the house is super clean. I stayed in a Japanese room. Very spacious. Got everything I need. The house is in a very quiet neighbourhood. I also got a lift from the housekeeper when I checked out. She was very kind and helpful.

The stairs to the first floor are very steep! I recommend travelling with a backpack or asking for the downstairs room

The host and maintenance staff were super nice and friendly. The Ryokan is really clean and the room, ample and comfortable. It is very well connected to downtown and Osaka

We felt very comfortable in the old Japanese style room. The room and common spaces were very spacious, well-cleaned, and very comfortable. We are surprised that the amenities and services were great and they had everything. You won't have any trouble staying here. The owner was very kind and attentive. We don't think you could find a better place to stay than here. We will definitely choose this place next time again !

It was the absolute BEST! It felt more like a home and everything you needed was there. Really loved that it had a traditional feel. The host were super warm and hospitality was amazing. Only wished I stayed longer as it was so lovely - will definitely be back.

It’s a beautiful house with a very spacious room. A small garden also pretty. I’ve met the owner mother and father and they are so lovely. I talk about anything with the owner father’s. Hopefully I can stay again in here if I visit kyoto. This is the best place to stay so far for my 5th Kyoto trips.

The bed was very confortable, everything was soft and fluffy, the room was practical and clean. You can feel that everything in the house is made to be confortable and practical, it’s very well equipped. The shared room is also enjoyable and cosy. I wish i could have stayed longer (even found nice food options around that were still open until 10pm)

Chika was very kind, thank you very much. The house is really nice, you will stay in a spacious room with a comfortable futon. You will find everything you need for your stay. Easy go access by train or bus.

Cleaning wasn't spotless in the room as the futon and pillow had covers which weren't fresh, they were used - one could easily see from the hairs that were stuck on it or how the marks on it. This makes me feel very uncomfortable as sleeping is time to relax, not to be worried about touching something unclean from previous guest. Given the high ratings, I felt disappointed.

Need some walk from the train station, but not out of the world, doable. Well-kept toilets, plenty of nice touches in the washing area and well-furnished kitchen.

Location can be considered a bit far from city center.

The value of this place is unbeatable. Very typical japanese house and spacious room. Kitchen is great with everything you can need. Same for the bathroom and laundry.
