The room smelled a lot like new furniture. You would get used to it but next time you return it would be the same. On our last night they also decided to paint the whole floor walls so the smell was unbearable. Another issue but not directly related to the hotel was the laundry machines on the GF. We ran the dryer two times and our clothes were still wet :( so if you are in a hurry try the laundry place nearby.

The location was quite central but in a surprisingly quieter area which was a relief for us. The online check in and room door access with the code is also convenient

This property was in an excellent location and had great customer service. The room was quite spacious by Japanese standards and clean. Had good storage. Worth noting that booking.com didn't count our kids in the total count as they were under 6, which is standard in Japan but it meant they didn't even notify the property that we had kids with us (and I think meant that it permitted us to book a smaller room than we really should have).

It needs about 8-10 minutes walk to hotel. I feel like a little far away from sub-way, especially when we need carry our luggages.

The room had an unpleasant smell. The shower drain got blocked and was not able to be serviced during our stay. Therefore we were unable to use the shower. Only two out of three staff that we accounted during our stay were helpful.

Two positive things about this hotel was the staff were very lovely, very helpful and could speak English. Made the communication easy. Secondly, the location was superb. However, the property itself was ok. Yes the hotel has had a recent renovation but that was for the main reception downstairs. Our room was nothing special. It had stain marks all on the walls and the room looked worn out and tired. The photo’s on the website are not representative of the current look of the room. Maybe that’s how the room looked at one stage. That’s not how it looks now. That was really disappointing and definitely wasn’t worth the price we were charged. Even if the location was good. There were plenty of other hotels in the same street that were cheaper.

The location is considerably convenient. The bus stop to Kyoto station just 60 meter away, walking distance (1-3km) to many attraction points. The place is clean, the room is cozy:)

The bathroom was a little small. Would like to have the dry area separated from the wet area. But that is if I'm being nick-picking, because for the price of the hotel I was very happy with what I received.

The room was larger than expected. It was spacious enough to sleep 3 adults with their luggages and some extra space. The outlets and light switch location was well thought out. We also just enjoy the general design of the room because the sleeping area is lifted from the entry wall. This way even though we were sleeping on mattresses on the floor, it felt like there were enough separation to make it hygienic.

Little things, like the toilet seat not completely fitting. The entree step to the bathroom was unsteady and the walls were a bit dirty.

The dryer does not dry the clothes well. You are better off using the laundromat on the main streets as they are more powerful and it costs less to use.

This accomodation is conveniently located. The local bus stop is right outside the main door. Rooms have a lot of natural light. It is clean and modern. Laundry services within the same building but also close by outside on the main streets.

Small room. Barely any space to open luggage and no place at all to sit down on a chair/stool. Very tight for 4 people to stay in. Room smelled of cabbage.

Loved the experience of sleeping on futon beds. Staff spoke very good English

It is one of those places that try so hard to be “modern” and automatic that it ends up creating so much more work. Check in process was super uncomfortable, you have to scan your documents, insert credit card information etc. on an iPad in the lobby, took so much time and was unnecessarily complicated. You also don’t get a key you get a passcode (poorly explained) but in the checkout you still need to get a key from your room (that is not used to anything else…) to the reception, why? I wish I knew.. staff was also not very nice in helping with all those annoying “automated” processes.

Location was great, not far from everything we needed in central Kyoto. We wanted to try Tatami style room (205) during our stay in Japan. We are glad we did, but realize it is quite an adjustment. The room is small for a family of 4 with all luggage. We would recommend the residence rooms if staying agin.
