Some minor things, like water not hot enough. But fairly minor that can be overlooked by the entirety of the hotel.

Probably the best value for money in the area. Nice staffs & nice hotel with modern looks & clean, new rooms. It was an uphill walk to the room, but should pose no problems as they have a buggy service that is pretty fast. Would like to give a thumbs up to Vic/Vik, i think he is the friendliest & most helpful around. Never fail to assist us where possible. Great guy.

Some staff were a little bit regimented, we needed to have a late check out for our flight which required an extra 2 hours stay after staying there for a week and to mention our room wasn’t ready originally until 4pm in check in, I was bluntly told you will need to pay 4000 baht for extra 2 hours, this was by the Shift Boss MAYYA who was quite rude in her delivery, very disappointed

The Room was great, the breakfast was a little limited in selection but still good. The staff were super friendly and very helpful. The in-house restaurant was amazing and had great menu, the hotel is located perfectly near the patong beach and patong square and just 3 minutes walk away.

Rooms need to be cleaned properly. Bathroom facilities need to be cleaned properly. Sink needs to be scrubbed Why does reception have constant background music, you want to listen to natural sounds. Background music in corridors not necessary. Coffee in breakfast time so cold not satisfied at all.

Location for Muslim travellers was good as halal food option was walking distance, Also hotel served halal food. View from room was fantastic and walking distance to beach. For muslim travellers toilet had hand Muslim shower

Poor housekeeping. Twice we asked for our bed sheets to be changed (leaving the card as suggested on the bed). The first time it was ignored, the second time the sheets were simply flipped upside down. We know this because there was a stain which was still there. In addition almost every day we had to call down or ask for tea bags as these were never replenished.

The location - excellent distance away from the party area but within walking distance of the beach and all local amenities.

The lady in the reception wasn't nice, she talked to us with a plastic smile like she's forcing herself. She asked us to pay even though we didn't had the chance to change money before we arrived, so we asked to enter the room, put our lougeg before, but she said it was impossible. The reception staff was not professional and nice like we met in other hotels. But the staff in the restaurant was nice and helpful. They forgot to leave us towels and when we asked we've got old grey ones. In our second night we saw big group entering the hotel. Then we've got a letter that a wedding is taking place in the hotel, for two days!! That's why it was impossible to use the restaurant service. Luckily we left the hotel before the big night. This kind of things should be notice while you're booking...

Nice and modern hotel. Nice rooms, not very big, but well decorated with lovely balcony. We ordered pizza in the dinner restaurant and it was really good! The coffee was good as well.

Rooms could be cleaner. Some days room service did not provide fresh towels or water. View was not good.

Our toilet broke twice (not our fault). Once in the morning and later in the evening when we got back after a full day out and the receptionist low key blamed us for not calling for help (again). We thought it was weird. I have never been called into a room 5 minutes before checkout to remind that it’s checkout time :/ Also, we didn’t pay for breakfast, but decided to have one last morning of our stay. We told the hostess our room number and our names so that she could add it to our bill for us to pay when we drop the key, and she literally stalked my husband with different papers asking him if he would like to pay right now or at the checkout. One last thing: no high expectations from the pool.

The stay itself was relaxed and nice, our room was clean and comfortable. The guy who helped us on a buggy was really nice.

if you opt for sea view rooms then you will be staying in building 2 which takes lots of stair steps to reach, there’s a golf cart (buggy) which will take you up to your building or down the alleyway where the hotel is, but it’s not always available, and after long day of exploration and adventures you’d be so tired and exhausted to walk those steps up your room, the ac takes a long time to cool down the room so you will be soaked sweat wet in your clothes for good moments before you feel cooler, my room had broken glass balcony railing upon arrival which i have updated the reception immediately but again they take 3000 THB safety deposit which is a bit odd to me if they don’t fix their property regularly, the check in process could be smoother as i was left waiting for a long time before i could be served, wasn’t the positive first impression you’re hoping for after a long travel, and the open air concept reception/restaurant is not ideal for phuket’s hot weather and just make your check in/out experience horrible sweating yourself off, i think there’s big area for improvement but overall not a bad hotel

i loved the view from my balcony it had amazing sea view, the location of the hotel is very close to patong’s beach dolphin circle, reasonably priced restaurant their mango sticky rice is phenomenal, the buggy boys are so friendly and down to earth i wish i had more cash to tip them individually

We waited almost 3 hours passed check in to get the rooms. When we did mine was facing a brick wall and I paid for water view. They had to move me which took even more time. The building was higher up and going up and down was not ideal.

Many stairs before joining lift to the 2nd and 3rd buildings which have ocean view. Size of the swimming pool is medium. Gym fitness room gets a little light especially by night but ok because open 24hours.

Nice standard hotel with 3 buildings, good location & quiet part of Patong,, 100m to the beach. Nice distant ocean view in upper floor. Good cleaning room service with senior kind maid in 4th floor middle building. Special recommendation for very good " F & N restaurant" (lovely kind couple James tenant) 50m to the hotel in direction of the beach. Mix Thai , Occidental food choices very good (best in Phuket). Simple equipment family restaurant but very good food and cocktails, good prices as well. Deserve to be known and grown.

The air conditioning in my room was noisy, to the point where I needed earplugs at night to sleep. This may have just been specific to my room.

The staff were helpful, polite, and good humoured. Even though the location is tucked away up a small lane, it is very well located. Oh, and the bed was incredibly comfortable and the room spotless.

The hotel had just changed hands, so wasn't 100%. I got stuck in the lift for 30mins. It was awkward to get around, lots of stairs.

My husband did a lovely surprise dinner for me the staff were so accomodating and made such a lovely set up - food at the restaurant was amazing, esp the steak and mango sticky rice! Thank you to Koy for all her help setting everything up for us :)
