Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

IndiaThere is nothing to dislike!!!
Baitong was made very homely and cosy by a lovely German man owning and running it who makes you feel at home and makes the best breakfast I had in a very long time!Manfred, that’s his name bakes his own bread fresh every morning and makes his own jam ! Besides he loves pets and takes great care of them The location is very quiet and very near all facilities;airport,Central Plaza airport Mall, and so many markets, all within walking distance. It has a village like atmosphere;and Baitong has lots of greenery, flowers, plants and fish ponds. Definitely worth staying there and I am planning to go back there for sure!

CanadaGood location, it’s calm. There’s a lot of beautiful plants and the owners are really kind. The breakfast is good you can choose between 3 options. The bread is homemade, delicious! If you wanna do some laundry there is a self-service laundromat very close, you can go by walk. Works great. We recommend ! :)

FranceSmall concern: the bed mattress is very hard and it took a couple of interrupted nights to get used to it. Water heating system in the bathroom is on the weak side, but at least it works!
This is my second visit at Baitong Homestay. Everything went smoothly like last time. Great breakfast, management/staff attitude and clean room. Beautiful cozy hotel setting. 10m walk from Old Town.

FranceIt'd be great if the shower water heater could produce hotter temperatures (right now, it feels like 35 degree Celsius)
Nice little cozy hotel surrounded by lush plants and many beautiful fish ponds. Breakfast was always yum! Hotel staff was very welcoming and helpful. Located relatively near Old Town and various restaurants (~10m walk)

United KingdomCant think of anything bad to say!
Property is in a great and discreet location, with a very homely feel. We were immediately greeted with open arms and looked after from minute one. We arrived early on our check in day hoping to leave our bags there for the day but the owners were great in giving us our room earlier than expected. The property can also do your laundry for you, for a very good price. Breakfast at the location is great, and made fresh for you, we were out early one morning for a tour and this was made early for us which again was great. Can’t speak highly enough of the place and if we’re to return to Chiang Mai then we would definitely be coming back to Baitong.

I like the atmopshere of this charming homestay where you feel like at home. The owners and staff are friendly and helpful. The breakfast is very complete with eggs, bread, jam, butter even cheese, fruits with coffee, tea. The location is quiet and about 10 minutes to Chiang Maï gate of the old city. Very convenient for the night markets of the week end. Nice restaurants in the area. I totally recommand this homestay.

ThailandQuite firm bed - firmer than others I’ve experienced in Thailand. However, there was a thick doona that I used to pad the bed instead and this worked well.
Beautiful staff in a perfect location. The owners were very attentive and kind. They made a lovely breakfast earlier than usual for me as I had an early tour booked. Breakfast was super tasty!

EstoniaAs someone whose sleep is disturbed very easily, the sound insulation is not the best but let's be honest - it is not good in any budget hotels, guesthouses or homestays in Southeast Asia. So instead of complaining it's something to get used to, including the roosters from the neighbouring yards waking you up at 5.30 or 6.00 (happened to me many times during my stay in various guesthouses). :-)
It's a wonderful and very cozy place to stay in Chiang Mai. The owners and staff are wonderful, Nine was so helpful with booking the tours, cooking tasty breakfasts and doing laundry fast and efficiently. The dogs are as lovely as the owners. The room was always clean, shower and air conditioner were working flawlessly, and... all in all, it was a very enjoyable experience, like a home away from home.

IndiaLocated very close to the main square in the city of Chiang Mai and Tha Phae Gate. The rooms were very well suited for 1-2 people. The beds were very comfortable. The bathroom was a decent size as well. Apart from this, the lush greenery and the diverse aquatic life add an element of tranquility to one's stay here. And of course, 2 adorable dogs complement the amazing people who run this place very well. And FYI, the breakfast here is wonderful!

AustraliaIn conclusion, my two weeks at Baitong Homestay were an absolute dream. Manfred, Narumol, and Naine have created a haven of tranquility and warmth that feels like a home away from home. If you're seeking an escape to a place where nature meets elegance, where every detail is thoughtfully curated, and where the hosts treat you like family, then Baitong Homestay is the destination for you. My stay here was an unforgettable experience, and I can't wait to return.
I recently had the pleasure of spending two weeks at Baitong Homestay, hosted by the lovely couple Manfred and Narumol, with the delightful support of Naine. From the moment I arrived, I knew I was in for something truly special. This place exceeded all my expectations in every way possible. The first thing that struck me upon arrival was the lush greenery that surrounded the property. It felt like stepping into a serene oasis, away from the hustle and bustle of everyday life. The abundance of flowering plants created an atmosphere of natural beauty and tranquility that set the tone for my entire stay. The interior of the homestay was equally impressive. The attention to detail was evident in the wooden finishes and antique furniture that adorned the space. It was clear that Manfred and Narumol had put a lot of thought and care into creating a cozy yet sophisticated ambiance. Every corner was a testament to their impeccable taste and dedication to providing a comfortable environment for their guests. One of the highlights of my stay was the daily breakfast spread. Manfred's homemade fresh bread and jams were a delight to wake up to, and the inclusion of local, healthy options made me feel like I was truly experiencing the essence of Thai cuisine. The love and passion that went into preparing each meal were palpable, and it was a treat to start each day with such delectable flavors. What truly sets Baitong Homestay apart is not just the physical beauty of the place, but the warm and welcoming atmosphere fostered by the hosts. Manfred and Narumol's genuine hospitality made me feel like I was a part of their extended family. They were always available for a friendly chat, helpful recommendations, or simply to share stories about the area. Naine's support added an extra layer of care, ensuring that every aspect of my stay was comfortable and enjoyable. Living among the Thai neighborhood was an experience I'll cherish forever.
