The very first day I arrived at the hotel, there was no water in the washroom for the entire day.

I got exactly what I was expecting. The beds are comfortable. Despite having a bar downstairs, there's no noise to disturb you. Plus, you can bring a guest without any extra charge. Also, you can easily book a taxi from the reception area.

Room had comfortable bed, hot shower, large fridge and decent balcony. The lady cleaner was excellent at sorting out the room.

Wifi was slow and hard to connect to at times. 1-3mbps was the avg speed. Not good enough to stream and the signal was lacking into the room mostly. No elevator so you have to do steps. I was on the 3rd floor room 5 (the main floor they consider first floor) (some places call it ground floor then the 1st floor is above).

Location was great. Staf was very kind and let me into my room early (before 10am) as they had it ready for me. I was on the street side of Lengkee and the sliding door was newer and kept my room very quiet. Aircon was great. Fridge was pretty big and 2 waters free every day. Motorbike parking is not an issue if you have one.

very cheerful staff. If you don't like the bar, the place is not for you. The entrance to the rooms is through a working bar, very cheerful and assertive bar workers =) What surprised me was that the room was very quiet considering the big noise on the street

Only happened 2 times but hotel was out of water (for a short time, but still inconvenient).

Good location next to the never sleeping Soi Buakhao, massage shops (one belongs to the hotel and has top thai massage therapists), street food all night and 7/11s. Staff is nice and helpful. 2 free water bottles every morning.

Perfectly located in the heart of bhuakaow area, and less noise than other sois. Very well cleaned and large room with balcony. I slept very well, the bed was comfrtable in my opinion. New aircon, windows and shower heater, everything as works well. Friendly stuff

The property was extremely Clean!! The people that worked there were very helpful in getting me a bus ticket for the next day. The room was a nice size and quiet at night.

As many have already suggested, the staff is terrible. The girls working downstairs are utterly miserable. The original room I was provided was 10 square meters smaller than the room I booked. When I pointed that discrepancy to them they moved me to another room which also was not the room I booked but was the correct size. However, the room was disgusting. The bed, as can be seen in the photos was so worn out that every individual spring could be felt on your back and when you’d sit on the bed you would hear and feel the thump of hitting the frame beneath it. The paneling was falling off the walls and cabinets. The air conditioning unit didn’t keep up with cooling the unit. The door to the bathroom was short and I hammered my head on it at least twice a day. The back of the bathroom door looks disgusting as you can see in the attached photos. There was a cooking exhaust duct right outside the room window and it smelled like food all day and night.

The price is very low. The location is about the best you can get if you like the heart of Soi Buakhao and Soi Lengkee.

I ask for a room with balcony, they confirmed that all the rooms have balcony. My balcone was 1x0, 5 m, occupied by aircon facing the next house wall. Not even possible to go there.. as I complained about that.. the answer was that this is a balcone.. even if I cannot use them... be sure to ask for a room facing soi lengkee

room is comfortable,location is great ! walk 5 to 10 mins to beach,worker there very friendly ,we were check out at 2:30am ,because plan was change need to leave early,worker was woke up and help us to check out 👍🏻
