You maybe could up grade the shower

The air conditioning in our room was leaking water on the table and our room was not cleaned although we put the sign out for a day. The restaurant service was sometimes quite slow due to understaffing. The place is very hilly and has lots of stairs, and might not be suitable for people who cannot move well.

We had a comfortable room with a balcony with an amazing view to the beach, just like in the picture. The place felt very private. The hotel staff was friendly and helped us with our luggage and for extra pay you could also get your laundry done or rent a scooter. The hotel restaurant was one of the best ones we experienced in Thailand, with delicious food and a wide selection of dishes for a good price. The small pool was comfortable and we used it every evening. The location is just a small walk downhill from the beach and by a 20-30min walk by the beach you could reach several restaurants and shops in the town center.

- The buildings are old and need maintenance. It shows in the units too. However, they are clean.

- Great views - Very helpful, responsive staff - You do need to have your own vehicle or get a taxi to go anywhere else. You can also walk to the nearest town using the beach, but this takes longer.

Had a fantastic view over the sea and beach. Very friendly and helpful staff. The room was very big, suitable for a couple of a small family. It was clean and a well functioning AC. They had a pool open 24/7 that you could use.The restaurant was of good quality and had a magnificent view of the sea and beach. It was only 3-5 min walking to the beach that felt like almost empty when I was there. The beach is 4km long On the beach, very close to the stairs to the hotel was a restaurant smack on the beach. You literally sat on the beach with chairs in the sand. They offering “homemade “ Thai food and various diff tasty dishes Well worth the visit

A few minor points - we loved being here. We knew there were lots of steps, but some are uneven and poorly marked, also no handrail on some sections. I was every careful after tripping up twice in the first couple of hours. Restaurant closes fairly early in the evening, so not ideal if you're back late from a tour as need to get a taxi into town otherwise (do not attempt to walk along the road: dangerous bend, busy and no footpath). Toilet facilities at the restaurant not as clean as they should be.

Friendly, helpful staff before and during our stay. Our bags were taken to our room on arrival and collected on departure. Small problem with light fixed as soon as we reported it. The room was great, perfect size, effective air conditioning, comfortable bed, water provided daily, good en-suite and shower. Stunning views from our room and the restaurant. Balcony with seating and sink (a clothes airer would have been useful to dry beachwear). Good food selection at restaurant (open 0730 - 1930) at fair price. Direct access to Karon beach from the hotel. Hotel in pick-up zone for most tours in Phuket. Really enjoyed our stay, sorry to leave.

The shower was the most disappointing. The rooms in general are very basic and a little bit old. However, the view compensates the rest.

The view of the place was better than I expected. The staff were very helpful in getting the taxi to other areas, even for the airport. The restaurant is pretty good, cheap and has multiple options. The access to beach is incredible easy and close, even we did snorkelling.

Inconvenient for kids to walk down to the beach Had to take tuktuk back to our room. The swimming pool is small. If you're hill kind of person, this is for you. The view is awesome, but I won't recommend it for parents with young children.

The room seemed to need a bit of renovation and the water pressure in the shower was quite low from time to time.

The room was comfortable and we had everything we needed. The view of the beach was amazing. The restaurant that belonged to the hotel also had a stunning view, very friendly staff and good food!

Beach towels should be provided. Units need to ungraded, nid noi. You should hire me to provide owner with facilities management report.

The property should be professional landscaped meaning foliage (trees) cut back so more units have unencumbered view which is properties appeal. The rooms should be refreshes. Restaurant view was magnificent.

Breakfast was normal. There could have been fresh salad, tomato or cucumber. The location itself is very beautiful, quiet. There were huge stairs to go to the beach.

Did not realise how many steps that would be involved to get from our room at the bottom back up to the reception, pool or restaurant each day. In the heat it was a struggle each day, but if you're fit than you will be fine! Also the location is slightly out for us, we needed a tuktuk every day to reach the centre with the bars/restaurants which was an additional 250-300baht each way. These were the only two downfalls but the hotel itself is lovely, the staff were lovely and if I could just change the location and steps I would definitely stay again!

Breathtaking sea view from our bedroom, few steps down and you were on the beach from our room! The male owner was very friendly and always happy to help, they also provide a wash and dry service at a small fee which was so helpful! When we arrived a man helped us with our bags to our room on a golf cart (didn't get his name) but we never seen him without a smile on his face! :) We ate at the restaurant for breakfast three mornings and was very reasonably priced with the best views of Karon Beach!

The whole place including common areas, rooms are very worn out - looks like place needs renovation badly. Ants and other insects are all over the place, big cockroach got into our room and up to the bed. Have been to many Thai hotels before and have not see anything like that. Air conditioner in both rooms we stayed in were not cooling the place at all, only worked as a fan, so guess no freon left in them, could not stay in the room during the daytime. Garden view room was in very bad condition, the bathroom, the furniture all very old and dirty looking -so we changed for Ocean view which was better.

The location is perfect, the views are fantastic, you can go down the stairs to the perfect beach. The staff was very friendly and helpful.

The room itself was a lot different than what the photos make it seem like. The interior walls and tiles make it look like a hospital room or something and the aircon definitely needed to be cleaned!! The bed was still great and it was mostly clean. It was a bit of a pain to trek up so many stairs to get back to our room and up to the restaurant, but that's nothing that can be changed due to the physical layout of the resort.

Location is perfect aside from not being able to walk on the road down to Karon (there's no path and it's incredibly dangerous to do so as it's a very busy road). From the room we booked you could see the whole beach and it was beautiful to wake up to each morning. You can directly access the beach from the back of the resort! The staff were really lovely, although their English was limited, they still helped us where they could and even let us temporarily use a room after check out to shower and get changed in. Breakfast was good and was everything we could need (restaurant also has a beautiful view and the staff are friendly).
