United Kingdomthere were stains on the floor and fabric , walls were stained and needed a clean ( i hope it was gecko ) .. not just a repaint . it is getting a bit old and tired internally. Plugs in the bathroom covered with masking tape!the wardrobes were a nightmare to move and must have woken all our neighbours as we coiuld hear theirs ! . nosiey people above us. Air con was loud generally .. it was fixed near us ...Breakfast we were told was 250 baht each .. did not tell us about the lower options we found details last day in the draw ... Biggest gripe was to tell us that the water was complimentary night one and the kettle would be removed as well as toileteries. Water in the glass bottles at about 4 baht each .. so for less than 10 baht it could have made us move the notch a little higher. Then at 15baht to buy water in a locked cabinet seemed an insult 7 , 11 was a better option .. there were facilities and a price list I think we were expected to pay so we did not use them they did look good .. but it was not clear.... shame . usual insult when we checked out they went and checked the room ... I wish this app had a spell check LOL
The location suited us well for what we wanted to do .. as we had a car and some knoweldge of Chiang Mai it was the reason we chose this location .. easy access ito the resort from main roads but far enough to be quiet .. some nice trees and coolness,,, it is used as a corporaste events hotel so be aware of the action going on .. interesting to see ....

FranceIf the owner can read this I would like to help you out with the resort. You can contact me What I didn't like is the overall status of the hotel... Seems like nobody cares anymore about it, the fitness room material is very old and some stuff can't be used anymore, the tennis court does not look good... I mean those things do not represent much money, with just a little effort from the owner the resort would be amazing.
Amazing resort with a lot of potential, I don't know why the owner is not using all the potential of this resort. I liked the calm of the place, the swimming pool, nature, and the little restaurant food was great.

IrelandIt was too far away from every thing, you had to walk over 1km to nearest shop and pass angry dogs in alley on the way out of resort.
Not much, they have an Olympic size pool but the steps are rotten. The pictures were taken about 20yrs ago.

Francethe location is very bad. you can’t get a grab taxi from the property since the hotel is located in the outskirts of Chiangmai. you are stuck when you are trying to go anywhere unless you make an arrangement with your car hire in advance. you can’t get grab taxi there. there is no elevator so be prepared to do some heavy lifting if you have suitcases. All the guest rooms are located at a different building than the restaurant and the lobby. you will need to walk down dirt road from your building. it is better to pay for breakfast in advance if you need to eat breakfast unless you are willing to pay 250 bahts per person for a very limited breakfast buffet. the shower has low water pressure and will take a long time to take a shower. the bathroom floor is lower than the rest of the guest room which is prone to accidents if you are trying to go at night. their ideas of a king bed is to put two twin beds together with two separate duvets so you can feel the mattress edge on your back when you happen to roll around in bed. beware of ants in your guest room. there is no blackout curtains if you are sensitive to light like us it is very hard to fall asleep. they charge us 100 bahts for staining a face towel
the swimming pool is big but it needs to be cleaned to get rid off the plant litter.

NetherlandsNothing for us but for some people the location may be to far from chiang mai city centre. You can use grab to go there, although we walked sometimes (2,5 hours) :-). We didn't mind the location at all. Some people might find the resort "outdated". We find it rather old charm and liked it!
Lush surroundings, relaxed atmosphere, super friendly helpful staff, olympic seize swimming pool, longstay offers, very nice rooms with everything you need. Gym. The neighbourhood, so friendly local helpful people. No bugs at all in the room. We very much liked our stay here!

Hong KongI stayed here for 40 days in August 2022, just after the reopening of the borders post-Covid, with very few tourists around. This meant that some of the services were not offered (no complimentary shuttle bus into town) or limited (limited food options).
- 10 km from old city: easy bicycle ride along the river (some good local bars and restaurants on the way), or taxi via Grab app (between 130 and 200 baht per ride, depending on demand) - closest shop is a local grocery shop (with washing machine service) about 500m from hotel - closest 7/11 is 1km from hotel (on main road into town) - closest restaurant is a roadside noodle shop next to 7/11 - no Western restaurants within walking distance - the hotel offers no bicycle rental, but easy to rent in the old town - good wifi Special mention to the cleaning ladies who would put fresh flowers in my room every day - thank you! You made my stay really wonderful!
