How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Was almost charged an additional fee, which I disputed because I had finished paying for the room weeks before my arrival.
Absolutely loved the facilities and the proximity to transport. Would’ve loved to stay there for longer, but NYC is not for the weak or the regular folks.

We were in a suite on the lower level so there was some noise above us, especially when they were cleaning rooms. Next time we will book a room on an upper floor. Other than that, nothing bad to say about this hotel.
The hotel is exceptional. The staff were super nice. Everytime we came in or out they greeted us. Our room was very modern and very clean. We will definitely stay there again. It is very convenient to restaurants and shops in Green Point.

open window above our bed which was giving lot of ligh when we wanted to sleep sound of fridge during the night was not ideal

Lots of noise from room upstairs late into the night. Staff informed but nobody checked in with me through the 6 night stay to see if the problem was sorted. Delayed response to question sent via booking.com Lobby presentation not commensurate with the quality of the rooms.

Single lift. Downstairs rooms feel a bit like a rabbit warren. Upstairs does get impacted by outdoor climate a bit more but nice and light.
Good size rooms. Bedding that matches a temperature controlled environment. Comfortable beds. Kitchen facilities. Good wifi. Quiet but convenient location for ferry etc. Using subway to get around does usually require a line change. Staff responded promptly to an ant outbreak in the lower room.

I love everything.
It is a great location. Very quiet and expansive rooms. The staff is kind and courteous. We stay there as often as we can when we visit our son in Brooklyn.

I would say absolutely nothing! Yes, I agree with other reviews that you can may hear some sound from the restaurant downstairs, but I would say that is not louder than any other accommodation in NYC (and I experienced some of them), so I would not refer it at all as "noisy"!!! And the hotel has a zero tolerance policy for loud parties which I really appreciated. So no negative points from my side!
The location is great: perfectly located to reach manhattan by Ferry and Metro! The facility in the room are really good: we used the amazing kitchen and it was all new and working perfectly! The design of the hotel is wonderful! Newly renovated with a modern taste! What else? It really exceeded my expectations.

This property is very close to my sons apartment and it is hard to find rooms this spacious anywhere in NYC. The staff are always so friendly and helpful. It really is tucked in though and some of the rooms are lower level but they have done a great job of lighting these rooms so you don't feel like you are in a bsaement

Only complaint is we couldn’t get a hot shower at night after like 9pm - not sure what this was about but we will address it next time we stay.
We love the Franklin and have stayed multiple times! Staff is always friendly and we love the room and the location.

The hallways could be a bit noisy, but we put the air on fan mode and that helped to muffle the sound.
The Franklin Guest house was an incredible place to stay for our friend’s Greenpoint wedding. We had friends that stayed at a Marriott nearby and our room was the same price with twice the amount of space. We loved that it came with a kitchen and a cute little balcony, and there was a Citi bike dock right outside which made exploring so easy. We loved it and didn’t want to leave!

Bathroom + toilets aren't optimal. Lack of heated water in the evening.
Appreciated the sunlight and very confortable space. Bedding was plush and everything went super smoothly. Parking in the vicinity.

Heat in room is very loud. Noise from room above can also be loud - stompin, dragging chairs and such.
Interesting area. Large nicely furnished rooms. Helpful and friendly staff.

Our daughter lives within 5 minutes of your hotel - perfect location. The only issue I had was the TV never worked. Had breakfast there - it was amazing. We would book this place again.

A very small entrance, reception…. And because of a sharing restaurant ( Madre) sometimes you will grill or bbq smell

The only criticism we could have is that the heating system is quite loud... but honestly that would not prevent us from booking again the same hotel and room!
Spacious and beautifully decorated room with a fully equipped kitchen, very comfortable bed. We definitely recommend this hotel and would book it again!

Our room was in a basement and hence the light was restricted
The bed was very comfortable. A larger sized bed would have been excellent. Our room was very large and we loved the cooking facilities. The location was superb. The restaurnat was lovely and very popular.
