Room was cold when we arrived. Could have been pre-warmed. Sheet of slippery ice in parking lot; slip hazard.

Beautiful remodeled Victorian house. Near downtown.

Way too much communication before the stay--multiple long texts and emails. I felt very micromanaged before and during the stay. Little notes were left throughout the room telling you what and what not to do. There were cutoff times for requests like breakfast or housekeeping that I felt were fairly early. Keeping in mind this is a B&B, if you didn't REQUEST breakfast before 6:00 pm the day before they assumed you didn't want it. It would have been nice to have delivered to our room during set hours as an option instead of having to go to the dining area. If you didn't request room service by 10:00 am no service. When you communicated with guest services outside of 7:00-5:00 no help unless it was "an emergency". There was no full-sized ironing board which was a problem because ironing a dress or men's shirt is next to impossible on the flimsy collapsable travel size one they offer. I asked for a full-sized one and go no response at all until 3 hours later. They said they'd get me one the next morning and I explained via text I needed it first thing before heading out to a wedding but got no response until 10:00 am the next morning after we had already headed out. (I found one in a work room downstairs eventually.) Black mold in the shower which had me wondering how often it was actually cleaned as it takes a while for that type to actually accumulate. The non-deadbolt lock on the door was redundant and hit the closet door when they were opened at the same time which was really annoying and left splinters on the door upon our arrival.

I don't generally leave specific reviews but I had mixed thoughts about this stay. The bed was comfortable. The bathroom amenities were great. I loved that they are using refillable products instead of the travel size. There was a great iron that didn't leak which is rare. Our second breakfast was really nice and what I expect from a Bed and Breakfast, but the first day was lacking. When the staff was present, they were very friendly and gave great service. I appreciated the battery-operated candles in the room. The welcome cookies were a nice touch as well as the drink bar at entry. I appreciated 2 types of pillows at each space because my husband can't do feather pillows so we could just swap which was very convenient. The basics of our stay were quite nice but at this price point and the reputation of the property, I was disappointed in things too. With a little more care for the smaller details, this would be an exceptional place to stay. The blow dryer was fantastic and powerful

Staff is gone and appeared to be unavailable after our arrival at 3:00 pm, daily. The stairways were a bit challenging. AC in upper room (Avery) cycled off and on without reaching desired temperature. Seemed very weak. The rooms could use some USB charging plugs on each desk in the rooms. End tables by beds are very limited.

TVs were very good. They allowed the use of our Travel Roku to watch our favorites sports and morning business shows. Showers were very elegant looking. The beds were very fresh and firm!! The noise level was very good as well.

It was a bit noisy in the morning with the trash truck and other large vehicles. They did provide ear plugs which was helpful.

The inn is beautiful. The beds were comfortable. The staff was friendly and made sure our needs were met. Loved the location. Short walk to great restaurants and an ice cream shop. Loved the church bells and sitting on the front porch.

The only thing that was not great was that guests arrived late at night (probably around 11:00pm) and made a lot of noise, talking and laughing loudly outside of the second story bedrooms. They continued to talk and make noise for about an hour. I think it would be helpful to remind guests who are arriving late that they need to be mindful of other patrons and keep noise levels down, particularly because the house is not a hotel.

The breakfast was delicious and filling. They served breakfast tacos with a green Chile hollandaise sauce, fresh fruit, and potatoes. The property and room were perfectly appointed and comfortable.

There wasn’t anything really that I didn’t like.

The check-in process went smoothly without needing to interact with staff and instructions were detailed and thorough. The room was super clean and pretty quiet considering that it was on a fairly busy side road. The bed was firm and comfortable with good pillows. Breakfast both days was good and on the light side and staff were friendly. If you were looking for a larger breakfast, this wouldn’t be it but it kept me full until lunch without issue. I would definitely visit again.

Although the room was cozy and had nice linens, the bed was too small for a couple. We stayed in the Collins room and it would be great for a single person. Next time we will book a larger room.

The property is beautiful and in walking distance to down town Fort Collins in a nice neighborhood. It was comfortable with easy check in and good communication from the staff. The room was cozy and warm and we enjoyed the claw foot tub after a snowy and cold afternoon. The staff was friendly and professional and we enjoyed a tasty breakfast in the main house dinning room. Looking forward to coming again in the Spring or Summer.
