Clean, comfortable, and near all the mountains. Great motel. I stay here everytime I go hiking.

The porch was on the front. Would be nicer with porch overlooking river. The tubs was very slippery.

On the downside, the cabin and property were a bit tired. The screens on our screened porch had all separated from the wood frame allowing bugs to enter. Some of the tile on the bathroom floor was broken. Space was also an issue. This cabin is advertised as for 4 people. It's true that there are two bedrooms, but there is really no space for anything else. There were only two of us, and we were constantly bumping into each other. I can't imagine how four people could navigate this. Also, the only table was on the porch, which was unusable when the weather was bad. Finally the cabin was quite cold the two rainy nights we were there, and the heat didn't work. Outside, the picnic tables need to be painted, a wooden barrel planter that has basically disintegrated should be repaired or removed, and the space behind the motel should be spruced up.

The location of the cabins at the Franklin Notch Motel was great for us. It was very close to Franconia Notch State Park, where we planned to spend three days hiking and exploring the area. The cabin was clean. There was also a microwave and fridge to prepare meals, which is great for people on a budget.

We only had one partial roll of toilet paper for 3 people and ran out during the night. Fortunately, there was a box of Kleenex in the room. Also the shower was old and stained, and leaked water from the bottom of the shower curtain into the floor. Finally, it would be really lovely if more attention were given to the railings and stairs down to the river to make it safer for older people to enjoy it more.

The location on the river is beautiful. You can hear it rushing during the night. The cabin has a lovely little screened porch on the front (not facing river) from which we watched an evening thunderstorm. Cabin was cozy and clean. When we needed sheets and pillow for the pull-out sofa so our daughter (booked as a member of our party in the reservation)would have a bed, the lady brought them immediately.

The price is reasonable with property. I came here many times because the property close with water falls and good views. We can picnic at water falls behind property. I love it.

The room hadn't been cleaned. The bathtub had a ring around it and it didn't drain. We called the office to get it unclogged and then found the bed sheets were dirty with hair. Yuck! We called the office and got clean sheets that we had to change. The smoke detector was beeping and battery had to be changed. No one is taking care of this place, it used to be a clean, affordable, pleasant place to stay. Not anymore! Not staying here ever again.

The cleaning could have been a lot better. The amount I paid didn't meet the quality of the stay. I found a rotten fruit under the bed and another person's hair on the towels with some stains.

Close to Woodstock, NH, Loon Ski Resort, and Ice Castles. The location was the best feature of the motel.

The ceiling tiles need to be repainted, the upholstery on the chairs for the dining table was quite stained, which I found unsavory if not unacceptable. The bottom drawer in the dresser was unable to be opened. There were soft spots in the floor. The bed linens were very dated. The room had a bit of an "old" odor and the lighting was very bad. The screen door was broken.

The room was a nice size and I did enjoy that the Pemigewassett river ran right behind it. The bottom drawer in the dresser was unable to be opened. The size of the bed was more than ample. The property itself was neat and, from the outside appeared well maintained.

Getting into the room on the corner you have to enter a tiny "hallway" between two rooms. It could be quite noisy as the screen door was loud. Being in the corner room we didn't hear it, but the room next to the door would have trouble. Being in the back corner room made it very dark and dismal looking. Better lighting would help. The curtains are coming off the hooks, the rug and windows are dirty. Things just need to be cleaned and freshened up.

The hotel was where we needed to stay and had a room available. Our room was the corner room pictured with two windows to the creek. The creek sound was wonderful and it was very quiet. The view of the creek was great and we had the windows open. I enjoyed the bathtub. There was a microwave, fridge and coffee maker in the room. The bed was comfy. I think one of the cabins would be better than the "hotel-type" room we were in.

The room was not clean. There was someones hair in the bathtub, on the walls, and on the toilet before none of us even used the bathroom. The room had a weird smell and did not seem clean.

The motel is run down and is in need of repairs. The beds were very uncomfortable so were the chairs in the room. The bathroom is a gut job...tiles broken, unsteady vanity top etc.

Windows difficult to open. Like to enjoy sound of river. Tub drain plugged with significant amount of long black hair (not mine). Had to clean drain with tweezers to drain tub. Office employee stoic when informed (clump of hair shown to worker). Lacks cleanliness.

The setting is quiet; there’s no pool, which is a plus in my book. There’s nothing fancy here, but the rooms are clean and the beds comfortable. The property is a short drive to many excellent restaurants and attractions. I have stayed here several times, and will definitely be back.

My husband had to work the day we got to Lincoln. I dropped him off at the property at 8am with the intention that he would work from a chair outside. They gave us the room at 8am which was so nice. I am very grateful that their excellent customer service. Location is right in the center of everything. I took the kids to Clark’s Trading Post and a beach. At night we sat by the river in the back. The sound is so soothing. Its a charming place. Clean and the beds are comfortable. But above all the staff is amazing. Will definitely be back!

The cleaning staff kept rolling the cart by our room throughout the morning hours and we kept waking up.

Lg room. Clean. Comfy bed. Lg fridge and microwave. Quiet location. We were allowed to check in early.
