Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

GermanySome of the kitchen items were quite worn out such as the can opener and blunt chopping knives. The kitchen is outside and the area is humid, so several items were rusting. The kitchen was functional though and it is nice to cook and eat outside. The bedroom window fan was quite loud, but ventilation was okay overall.
Easy check-in, comfortable bed, nice room, beautiful garden. We really appreciated the provided items and equipment such as sunscreen, beach towels, beach bag, earplugs. The location is convenient for exploring Kona and surroundings and especially the southeast of the island. Overall, we very much enjoyed our stay.

United StatesThe place was beautiful, practical and had everything needed. Small things were that there was too little space in the shared fridge and the pool was not available for the first two days due to renovations. Otherwise it exceeded my expectations.

CanadaThe only thing I could have wished for was AC but once the window fan kicked in it cooled off quite a bit overnight.
A truly beautiful spot. We had the room with the private washroom, and everything was exceptionally clean, well appointed and very comfortable. The shared kitchen was really nice too, and all directions were clear and well written out. They also include lots of necessities including a safe, beach towels, a beach bag and more! The location was quiet and felt very safe, and was a short drive to almost anything you'd be interested in. It's about two hours to Volcanoes National Park, 1 hour to Mauna Kea Visitor Station, and 15 minutes to Greenwell farms to name a few of the things we did. It makes a great home base for exploring Hawai'i Island.

GermanyNothing. As mentioned you need to be comfortable with sharing.
The Koi House is the guest wing of the owners‘ house in a friendly and quiet neighborhood of Kona. It consists of three bedrooms and a shared bathroom, living room and outdoor kitchen. You need to be comfortable with sharing - which we were - and then it is perfect. Everything is super clean, the room was comfy and everything tastefully furnished. Absolute highlight is the outdoor kitchen with a view over trees to the sea. There is no better way to start the morning or end the evening. The kitchen contains everything to cook meals or have a barbecue. We enjoyed our stay very much.

United StatesWe stayed in the master suite which has an in suite private bath. Keep in mind, there is not much privacy as this bathroom has an open ceiling that opens into the bedroom suite. You may want to run all three fans which together are quite loud to achieve more privacy. Also note that the master suite is just one of three guest suites that share the same kitchen and living room. All three guest units are on one wing of the house, separated by a large living space from the owners' living quarters. Just expect this arrangement in advance and you'll be fine. Lastly, if the other guest units are occupied, then expect some aspect of roommate living, which would randomly depend on the schedule and nature of your roommates. Again, just know what to expect and you'll be fine. Most people come here to be outdoors, so the points of contact are minimal. The lodging is otherwise great and I enjoyed my stay. Price is fair given the quality of what you get, and I appreciate that the cleaning fee is modest and reasonable, not outrageous like most other privately owned accomodations that copy that dishonest practice from Airbnb.
Very clean, well maintained guest rooms, sensibly decorated to provide a peaceful, restorative atmosphere. I enjoyed the outdoor kitchen on a balcony overlooking a beautiful forested hillside and the ocean. Ten minutes to Kona town, close but far enough away from the tourists. Comfortable, medium firm bed. Kitchen has a gas grill with a bonus gas burner which we enjoyed using, a separate hot plate was available for cooking too. Coffee beans provided free with a grinder and both French press and drip machine. The bathroom was very clean. The free dry chewable toothpaste tablets and cute one dollar postcards made by the resident children were a nice touch.

CanadaOnly minor complaint is that the master suite has a window that does not close, and just outside the window is a waterfall that is pretty loud. There were earplugs provided.
The home is beautiful and well stocked, with a pool, beach gear, and outdoor kitchenette with a stunning ocean view. The host was super helpful with any questions, and we found it easy to get back and forth from Kona town.

United StatesNothing I didn't like.
Found this place at the last minute and only stayed one night. I wish I could have stayed longer. The house is gorgeous, and the layout is perfect for a shared home. I love how close it is to Kona, and Waikoloa is only a 23 mile drive. It's quiet and very spacious. The mid century modern feel, along with the open spaces and pool was divine. I slept so well and enjoyed the bathtub and pool. The hosts were really great and informative about the sights, beaches, shopping, etc. I truly hope to return.
