Selected this hotel because we wanted to have breakfast before we moved on and there was none. Upon arrival when asked about the breakfast, I was told it was only seasonal and they do not offer it in the fall. I contacted booking.com who called the hotel. They spoke with Jesse who said there will be the full breakfast (a lie). Went down for "breakfast" and saw another couple doing the same. Upon our arrival - just coffee, juice dispenser and cereal dispenser (shown)/oatmeal- that's it! Notice the waffle photo above the cups. I included photos of what the breakfast supposed to look like from the website. All of us confronted the front desk and asked to speak to a manager. Jesse said there was no one on duty to speak with us and a manager would be calling us. He did say they are now updating the website and would take up to 7 days to reflect that they will not be serving breakfast. So ridiculous! It has been more than 24 hours and have not received a call from the "manager." In addition, I went to plug something in behind the side table and this is how dirty it was. Needless to say, I didn't plug anything in there. The photo doesn't do it justice.

Customer service, phone wiring hanging out of the wall and not functional, false advertising on website and on giant sign by the street says free breakfast and there was none. Myself and several other guest complained and the excuse they had was that breakfast is seasonal there, (yet they advertised it) customer service line said breakfast should be available with multiple options no less, i.e. bagels, cereal, and "meals" according to them. Whatever that means. two employees at front desk were rude and not helpful and also said the manager would call all of us when he/she came in and they NEVER did. First and last time i will ever stay here. Would strongly recommend you stay ANYWHERE else.

Not having hot water for showers and got a little grossed out by the hanging towel in the bathroom that was there from past guess and the bathroom floor was dirty.

Newport Seafood festival, away from hotel.

Receptionist was not very pleasant. I checked in just around 3pm but she gave me a room all the way to the farthest end of the building just behind a dumpster and where the stairs to 2nd floor was. As a 70+ year old with back and hip issues I requested a closer room but she insisted that was my ONLY choice. Weather was overcast and I woke up ar 9 am with screaming sinus headache. I know from experience that my sinus med takes about 2 hours to be fully effective so I called to request an extra hour. She initially refused but when I mentioned that there were indications that one could request later checkouts she said " no later than 11:30". 30 minutes!! The room itself was Third World. Unpainted areas around and behind doors. Gaping cracks around ac/heater. Even cheap furniture was not assembled correctly. I know one thing. I will never be back.

For the price I had higher expectations. Strong candidate for remodeling.

Room was adequate, but had a musty smell. Breakfast was meager - no coffee, fresh fruit, etc; only waffles, bagels, packaged muffins and cereal. Staff was very helpful and friendly.

The items that reflect the lower score are the air conditioner and bathroom condition. The A/C is a very old unit in the wall just a foot up from one of the beds. It is very noisy and makes it very uncomfortable for that person to sleep. It did work well for both heat and cooling as I used the second bed. The bathroom is the main problem. It was clean, however it is very old in need of updates. Tub in rough shape, tile flooring coming apart from water damage and very little hot water in the morning.

The property is centrally located near restaurants, gas stations, banks, etc. It is just a few miles from downtown Newport,RI. The room was large. The beds were comfortable, sheets clean. The vinyl flooring was nice and had the beach driftwood color. The Front Desk staff were very polite and helpful.

The property was run down. The overhead light/heat lamp in the bathroom didn’t work. The couch was stained and I wouldn’t sit in it. There was a weak fluorescent over the sink with the switch all the way in (good luck finding it in the dark.) For the very expensive price, it was a terrible value.

Easy driving distance to Newport sights. Parking was good. It had a small refrigerator and microwave.

When we checked in the lobby wreaked of food.. the front desk person was not welcoming at all and was very hard to understand. Our room smelled of glue or adhesive. There was a hole in the bathroom wall. The tv remote did not work unless you stood directly in front of the tv. Advertised breakfast and we were told that there were restaurants down the road.

The staff was rude the toilet had feces on it they wouldn’t clean it or give us another room or refund my money they wouldn’t even come take a look at the toilet keep telling me that it was clean I even showed them pictures they wouldn’t do anything about it he said housekeeping had left for the day we checked in late so he couldn’t do anything The next day I called the morning before we left for the day to let the lady know that the toilet needed attention and the bathtub also came back from my day trip toilet still dirty bathtub still dirty housekeeping left for the day so we had to stay in a room with feces on the toilet the whole time we were there

Shower had hair in it. Paint and carpet in room was dated and old. Window locks did not work and there were screws in them to keep them shut. Door looked like it had be broken into before with only a small piece of 2x4 keeping it locked. Bizarre collection of used AC, TV, and mini fridge parts right outside my room.

Very close to the company I was working with for the week. Staff was very pleasant.

I didn't appreciate that I booked a room with the balcony and living area and when I arrived I was told I had the regular king room which was a box and people above me several rooms were running back and forth and banging all night while I was stuck on a first floor cubby I spent over 400.00 and wished I had not gone and saved my money I could have stayed home and just drove the next day there!! I figured ok I will stay have a lil balcony and seating area with in room but that wasn't what I received and they were sold out and to cancel I would have lost 300 some odd dollars so I felt stuck. I never order small rooms so I am not happy!!!!

The room was in need of repair. This is more or motel style property where door opens to parking lot. Weatherstripping missing from around door leaving space for bugs to come in and there were several staying in the room with me including a giant mosquito the size of my fist that was chilling in the bathtub to greet me when I arrived. I resorted to placing a towel by the door to try to block bugs from entering. Worst part of the room was the AC unit did not cool the room adequately it was extremely humid and uncomfortable throughout my stay making it difficult to get comfortable and sleep and the room felt damp and sticky. The hair dryer in the room broke while using it. Outside the room - room 131 there appeared to be wires that had been disconnected to the fire alarm inside the room. I felt unsafe in the room after seeing this. Would like to be refunded for my stay.

The only thing I liked about it was it’s proximity to the sights in Newport I came to see.

The hotel laid out. This hotel is very old and outdated and I feel they charge to much for this dump.

The breakfast was very limited and not good. My room was very ugly and needs to be updated. The iron didn’t work nor the safe. The bathroom sink and toilet was very low. The picture on the website was very deceiving.
