When checking in, they initially stated they couldn't find my reservation. Then, when I showed them my booking.com email, it appeared magically. The pictures online are very deceiving. The hotel is very run down, and rooms are falling apart. It may seem like a good value in Lawrence, but 1. Don't trust the pictures, and 2. Just pay a little more to stay somewhere else.

The room had a smell, like old dust. The volume on the remote for the tv was broken so you just had to get up to mess with the volume.

The staff were very nice & helpful. Made us feel very welcomed. The room was okay.

Cleaning person opened the door on us at 9:30 am without knocking, in a very intimate moment.

I chose to overlook that the interior could use updating because I chose to book a budget hotel. The shower curtain would not remain closed because of the angle in which it was installed, and a couple of zip ties handled that problem during the stay so the floor would not be soaked.

For a budget hotel, the room exceeded my expectations. It was clean, and the room was dark at night. The bed was comfortable. The shower offered pressured, hot water. I felt safe in the area. The hotel is run by a family on-site who were very helpful.

For the price, I expected a hot breakfast. Have paid as much for a room at Comfort Inn and gotten a hot breakfast. Slightly sticky tile floors--result of cleaning product? Odd heating/air unit--almost too high to reach. Iron missing. Chain locks were broken on outer door and adjoining door.

Friendly front desk. Good linens. Spacious room. Good refrigerator. Furniture in good condition. Easy-to-follow TV guide on top of chest of drawers and good TV. Location convenient to university campus.

I have traveled quite a bit, and have had to have a later check out time (12 or 1). Usually they are very considerate of that late request, and never have I had to pay a fee for it. I asked for a one o'clock check out time as my great granddaughter was having surgery and I wanted to keep my room until one so that I could come back and nap after getting up at 4:30 for her surgery. They charged me $20 for that extra hour or so (I was out before one!) for the price of the room, the $20 equaled about 1/3 the original price. If I had known that, I would have just got a better hotel where I'm not charged for a late check out. Lesson learned. Will look for someplace else to stay on my next trip to Lawrence.

It wasn’t horrible but the room wasn’t as nice as the pictures, but not awful or anything like that. Some suggestions: the carpet in my room should be replaced (ideally with laminate or tile flooring in my opinion) as the carpet was very old and kinda gross. Although I got WiFi signal in my room it was very slow and frequently disconnected.

Great location. Friendly staff. Good value for money. The owners are a wonderful family from India who are super nice and helpful. I understand they recently bought it and are constantly improving the property. Great parking (right in front of your room door!).

The bedding and the room had a mildly unpleasant scent like febreeze or something that was a bit much for me but the room was clean.

Need to have housekeeping and maintenance do better job. Mildew in tub, trash can had not been emptied. Dirt on outside of tub. Plug in falling out of wall.

The price wasn’t really worth it. Way overpriced for a room with jacuzzi tub whose electrical panel kept falling off.
