Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomA very beautiful stay at Sapa Clay House - outside of Sapa but easy to walk or arrange taxis and worth it for the great view and peaceful atmosphere. Swimming pool was gorgeous! Staff were very attentive and brilliant with my dietary requirements (coeliac/gluten free and vegan!)

Germany-
Sapa Clay House Mountain Retreat is a very beautiful and special place. The staff is just perfect. So friendly and helpful. Also the rooms are super beautiful and comfortable in a natural style. The garden is beautiful. When the weather is nice the view is stunning! The food is delicious. Try the salmon hot pot! They only use local and organic food, which tastes amazing and is worth the price. Breakfast is great. Also we liked the tours a lot that they organize with the local minorities. Mimi from the black Hmong took us on a foggy day to an amazing trip to local green tea fields and rice fields. Here we had lots of sun and great views. So all and all a perfect getaway, outside of crowded Sa Pa. It is worth the money. If I could I would give 10 stars.

United Kingdom- infinity pool can be cold if not used when there is sun - not cheap - location is great for the views but not much services/shops around (makes senses being a mountain retreat)
- amazing views, especially from the infinity pool - staff very polite and helpful - incredible restaurant using only locally sourced products including organic vegetables harvested by them - comfy rooms - good spa services - exceptional included breakfast

It’s in a stunning location, with incredible views of the mountains. The pool is an amazing extra and allows you to cool off on hot days. The gardens are beautifully maintained and the produce goes into all the food they create. A comfortable walk into town, or if you don’t feel like it the staff will organise taxis for you and anything you might want!

Wow! The staff were fabulous for our entire stay. So friendly and helpful. Every need was anticipated and executed to perfection. Wish we could have stayed longer. Try the cooking class, such a giggle. The happy hour cocktails were delicious, and you should try their homemade ginger ale. A glass of wine by the fire was my favourite time to relax.

IrelandThis property isn’t very close to the town but a taxi is only around 100K VND. I found it to be expensive compared to others.
The property is very clean with staff eager to help at any chance. The massage was really nice too along with the cooking class - we went to a local market briefly to collect supplies then returned to a great class cooking our own lunch.

Have a great stay here in November, clay house was a recommendation from a friend so knew it would be good. Arrived early morning after a overnight train from Hanoi to a tasty breakfast and array of potential activities we would book through them whilst on our stay. We were living in a cloud throughout most of our stay which although very cool limited visibility so a trip further down the mountain one day through the tea fields was a great suggestion and some local hot springs. Rooms clean and cosy from the cooler weather and also sampled the spa with a great massage. Would recommend a stay at the clay house again.

IndiaSapa was freezing cold during our stay and Hot water in the Bathroom was a necessity but unfortunately it was not available. The manager mentioned that they had fixed the water heaters but we did not get any hot water which was disappointing. Apart from this issue, we enjoyed our stay at the lovely Sapa Clay House.
The staff was warm, friendly and very helpful, the breakfast served was delicious. Sapa Clay House is a wonderful property away from the busy town centre. The bungalow unit we stayed in was very well-appointed and comfy.

GermanyIn our opinion charging 320000 (in Dec 2023, about US$13) for breakfast in a local B&B/ retreat is neither proportional to the price of the dinner in the restaurant nor of good value for money. But there are little option to find breakfast in the area - either take a taxi or walk 3km to the town centre for restaurants. Maybe booking with breakfast was a better option but we had not explored that. The management also quite keen on promoting their in-house services or tours - maybe we were the only guests so they were extra keen.
It is a beautiful property with very well tended garden and beautifully decorated reception and restaurant area. The bamboo room was comfortable and very clean. Right above some rice terrace. The management makes a lot of efforts (in form of letters to residents or "briefing" during check-in) to keep the room in good condition, clean and tidy. Even when it's cold the bed has electric blanket for a comfortable sleep. The food in the restaurant is well-presented and delicious. The staff made efforts to be friendly and welcoming.

United StatesThe only downside is that it's a little far from town. You have to taxi into town, which isn't a huge deal when you have such an amazing view!
The staff here are very attentive and helpful. The room was spacious with a beautiful view of the rice fields. The bathroom was clean, and everything worked great. The pool is cold but so beautiful. I would highly recommend it.

United KingdomNothing. A perfect stay.
The accommodation, service, food and location were outstanding and the views were stunning. Infinity pool was too chilly for a swim, but relaxing to sit around and enjoy the amazing views. The room was as pictured, with comfortable beds and pillows, air conditioning/heating, good shower pressure/hot water. Food organically grown at the property/sourced locally and meals were expertly prepared and presented - this really is fine dining. Thanks to all the team for an exceptional stay. We booked a trek at the hotel and our trek guide ("Zer" - not sure of spelling) was excellent - very informative. Zer showed us local plants and explained herbal plant uses, indigo making process (with accompanying video of her mother!) and local traditions/culture. An excellent guide who really added to our day. Thank you Zer! As other reviewers have said this is expensive for Vietnam, but it is a unique experience. We also enjoyed a herbal bath in our room after our trek, easily arranged with the hotel staff. A truly memorable stay which we would highly recommend! Thanks again to all the team who clearly strive for excellence.

AustraliaThe retreat is located at a beautiful setting in the mountains. We had a great view from our apartment and an even better one from the infinity pool after a workout in the little gym above overlooking the rice fields. The staff is awesome and so helpful. They really go the „extra mile“ to make you feel at home and part of the family. The food is a particularly nice experience and the owners were not just inventive in building the houses with all their luxurious details, but also in designing the breakfast, lunch and dining experiences. We also went to the Sapa markets with them to buy the few supplies that didn’t grow in their garden for our next level cooking class. Furthermore, they organised a hike with a local guide to some of the minority villages where we did a batik and indigo course. There is no better place to refill your batteries and organise some awesome adventures in this beautiful part of the world.
