Shower pressure and hot water were lacking. Bathroom was very small with nowhere to put any toiletries etc. No toilteries, water bottles or kettle supplied, despite booking description saying they were included. A 5% tax was sprung on us at the end of our stay - this should maybe be told to guests beforehand.

The staff were all very helpful and friendly. Food from the restaurant upstairs every night was delicious, and reasonably priced. Location was safe and quiet at night. Room was a decent size and had plenty of space for our bags etc. Air con and fan both worked well. Bed was reasonably comfortable.

Dislikes - No lift, Very early check out time of 9.30 AM ( max 10 AM), Children even above 5 years of age and less than 12 years will be charged even if they share parent’s bed. And this fact is not mentioned explicitly during booking. Certain so called deluxe rooms have no window hence very suffocating .

One deluxe room had no window . It was very suffocating. Superior rooms have small size comparing to similar hotels. Another strange rule is that children who are above 6 years old are charged even when they don’t require any extra bed whereas in other hotels children upto 12 years can live without any extra cost when no extra cot/ mattress is provided. No lift in the property making the stay of senior citizens a challenging task.

Great location. Nice eateries all around. The hotel boys were very helpful though not the manager Mr Duvirappa.

very clean, modern room. the staff were friendly/helpful - we got scammed by a taxi on our way from the station to the hotel and the staff helped us diffuse the situation with the driver.

The surrounding area is very busy and quite smelly in places. They are building a new metro station at the moment and a large section of road is dug up exposing the sewers. Also there are many businesses close by selling second hand car tyres so the added smell of burning rubber is not pleasant.

Location quite close to Grant Road station. The staff here are absolutely excellent and happy to help with any of your needs. Even though the rooms are small and basic (to be expected at this price) I would stay here again.

Only 1 chef cum waiter in Restaurant delays the service , roof can be used for guest seating too. This should be attended. Experience at reception at the time of check in was not good but was very good thereafter and at check out with other staff.

the first room was run down smelled bad and was dirty. the menu in the little roof restaurant got smaller. they don't exchange currency at the reception anymore. the building work during my stay. the carpet on the stairs. that you have to settle the bill at the beginning of your stay. that unfortunately you cant eat on the rooftop terrace or have a beer there due to licensing laws in india.

they changed my room after the first night as the room was not up to standard. i politely complaint and was given my favourite room. it was good to see the staff from my previous stay were all still employed at the hotel. especially the chef !!! i asked for extra towels and a small table which was provided. great laundry service. staff are ver very helpful great location if you need to buy food, big Reliance supermarket close buy. great street market at grant road station for clothes ,shoes ,anything. good for buying electronics and car and motorbike parts. good bottle shop close by. will stay here again nxt visit to mumbai. stayed for cataract surgery and dental work . hopefully the owner will improve a few things ,but otherwise i like staying Hotel KUM KUM

I guess the room could be spruced up to match the new facade, but overall, a great budget hotel.

Great hotel. Friendly, helpful staff, excellent food and a nice view from the roof terrace. Wifi worked well, and the hotel was in a good location near central train station, which is cheap for local use, although, we love to walk so we covered a huge area of the city on foot, people were extremely helpful with directions. The hotel is being repainted externally, so new guests can expect a spruced up facade
