The rooms did not look like on the photos, the whole room had an odd small and it was dirty. The wall was full of dead mosquitoes (probably previous guests killed them). The staff was not really helpful when we checked in, barely said a few words about the facilities, I needed to ask extra questions about the breakfast, pool area, etc.. After the first day there was a terrible sewage smell in the bathroom. We tried the restaurant the first night, but the staff was not really friendly, we needed to wait more than an hour for our food and it was mediocre. Guests were asking other tables to get salt and pepper from each other, which made me think why don't they have enough basic tools for running a restaurant. On top of everything, the chairs were quite uncomfortable, making the waiting quite unpleasant.

The common areas in the villa were beautiful. The pool area was a perfect spot to lay down and chill.

Room was in very bad shape, Beds requiring to be changed long time ago! Bathroom requiring repaint. Sheets very old and with stains on them. No proper covers, just some extremely old blankets. it was cold like 18 degrees in the room, I've asked for the heating to be turned on, they did that yet stopped it during the night (to cut costs) and we got frozen, especially that the reception was closed during night.

Great outdoor arrangement. Seems prepared to be a good location for photos to put on social media. Restaurant was good. Staff in the restaurant very pleasant and supportive.

We went in low season so many of the activities from the hotel were not accessible and also the hitter was not working fully. However as I said, the room was really beautiful and they even manage to get us dinner even tho the restaurant is out of service on low season. Stuff was very kind

Came to the property, checked in...and then spent 2 hours in the room freezing, the staff assuring us the room temperature will move from 16C in 10 minutes... it didn't...so we had to leave that property and look for another place to stay... I think the smart move would be to close the property off season. I'm sure it's great in the season.

Unfortunately the room we booked didn’t look anything like in the pictures, it was just… sad. I asked the receptionist and he only offered me to upgrade the room, no apology or anything, so I ended up paying more for a better room. Also the parking is very limited as they carry events in the property so you might not have any parking (as we once did).

The place itself is stunning, no doubt about that, with jaw dropping views and a great rustic vibe.

the room is not like in the picture. they gave us a room at demisol and it had a bad smell and it didn’t look like the room we booked. we request another room and they gave us another but the same smell and the rooms were a little bit dirty.

I want to express a negative review about the stay at the hotel. Due to our travel by train, it was possible to get to the villa from the town of Meleto only with the involvement of a taxi service. After a telephone conversation with the Reception service, which assured that the taxi was already on the road and would be in 5-10 minutes, I had to wait more than 1 hour, while resorting to an independent search for a taxi. When we got to the hotel, we did not receive an elementary apology for the inconvenience. Our room was a Suite, but it did not shine with cleanliness at all: crumbs on the floor, unwiped dust, and again the lack of desire to eliminate the shortcomings. Departure on the way back through the taxi service brought trouble again. Probably the hype of the villa on the Internet greatly relaxed the work of the staff. The price for it does not correspond to the quality of service unambiguously.

We liked only the location and the arrangement inside the hotel.

The room was filled with spider webs and some spiders spread through the walls and ceiling in the main area and the bathroom. Besides that, and of course I know that we are in the countryside, it was very troubling to sleep in a room filled with so many bugs and mosquitoes. Maybe if the doors and windows wouldn’t be opened during all of the room cleaning, that could be avoided. For that, I asked for some spray against mosquitoes and bugs in the reception, and it wasn’t available. There was also a problem with the Air Conditioning system that it wasn’t working correctly, so the room was very very hot during the whole night.

Seating area in room unusable due to odd furniture arrangement and large table in middle of room. Aircon didn’t really work and room was stuffy and not aired prior to us arriving

- rooms/appartment was a total mismatch with the setting. Either renovate completely or close it down but certainly not offer it for booking to avoid extreme disappointment and continued negative rating - extremely poor facilities in room/appartment - disrespect for complaints should be resolved…train your staff - with that much potential in the setting, general management should be far more successful in their strive for customer satisfaction!! Recommend to seriously consider mentoring of general management and facility management - overall unfortunately still a questionable price/quality

The quality of room was deceiving: no air con (and no thick walls protecting from the heat), very dark inside even with lights on, old and old fashioned (not vintage), very basic and old bathrooms, all really clashing with the lovely outside of the villa. Our flat for 4 would require serious refreshment and air conditioning, we slept really bad. The room quality does not fit the price we paid at all, worst price-quality we had during 2 weeks in tuscany. Mixed feelings overall.

Mixed feeling about this villa. Love the villas outside look and feel, the modern swimming pool, the view on the sunset from the swiimimg pool after the tiring day is a treat. The restaurant area for breakfast and dinner is beautiful, old walls of the villa, flowers, white stones, very peaceful and romantic, even with kids ;) goo restaurant though quite expensive for what it is, but worth to try for the place you eat in. Breakfast a bit expensive but good and so nice to have it in the beautiful surrounding. Private parking is great.

Their restaurent was fantastic ! Foods are very nice and they also offered their own wines with regular prices. Just to visit this restaurent is very valuable.

Perfect location as a base to explore the small towns in the Chianti region. the property is absolutely beautiful and very charming. The staff were very accommodating and helpful. The restaurant on site was very good.

Twin room looked like an old cellar which may look rustic, however it was poorly lit by natural light and some people might find it a bit claustrophobic (not for me though). Beds were a bit narrower than the usual found in twin rooms but comfortable enough. Extremely poor wifi reception! Only one tiny spot in the room had stable wifi connection. Everywhere else the connection dropped.

The hotel grounds, the restaurant was delightful and the view around... Fantastic! Very good parking with ample space.

Restaurant did not work, breakfast was very poor (bad coffee, not fresh juice), pillows not comfortable we stayed longer and bought our own. Room was too hot. Staff is always not available (there are 4 people serving huge hotel).
