Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

ThailandBob was an amazing host. He offered to dropped us off at the Ski resort in the morning which was very helpful. His wife baked us a delicious homemade apple cake. He also offered us electric bicycles to ride around the area.

AustraliaNot so many shuttle buses from the station to the resorts but Bob was happy to drop us off in the morning which was a massive help..
The owner, Bob, was super helpful, friendly and accommodating. His wife baked us a beautiful apple cake and she gave my granddaughter a lovely gift pack on departure. It was fantastic to get a lift to the ski slopes each morning. Kitchen facilities were very good. The stove top worked great and there were plenty of cooking utensils.

AustraliaStaying at Hakuba Ski Condos worked extremely well for us. Short stay of only 3 nights so to be near the bus terminal was extremely handy. Access to Happo or Echoland on the shuttle was easy too. Bob was very accommodating, helpful. & prompt with correspondence. The apartment size was very generous with full kitchen & laundry facilities .

JapanThe accommodations are very nice and we can enjoy the whole apartment, which is equipped with all the necessities and the kitchen is very well equipped for cooking. The view from the apartment was great and there is a recreation room on the ground floor of the building that we could use. The host, Bob, was very kind and quick to help us when we needed help, we had a great time at this place and would like to visit again, thank you so much for the hospitality!

AustraliaThere was nothing we did not like.
The Hakuba Ski Condos exceeded all our expectations. It was spacious, warm, cosy, and well decorated with quality furnishings. It was easy to see that Bob and his wife knew exactly what guests needed when on a ski holiday. So many thoughtful items/facilities were included. Bob was friendly and kind, taking us to the ski slopes and picking us up afterwards. We had broken our trip up to three locations, but once we had seen Bob's place, we wished we had stayed there for the whole 16 days of our Japan experience. We wish all holiday accommodations were as good as the Hakuba Ski Condos.

AustraliaHonestly, nothing.
The condo was spacious, extremely comfortable, with all the facilities you could ask for including three huge bedrooms, huge well equipped kitchen and a 10 seater dining table in the dining room which also had a piano. The lounge room included TV with streaming services, leather recliner lounges, and the heating in every room made our stay toasty and comfortable The Karaoke set up in the basement was awesome and we had fun singing all our favourite songs. The views were breath taking and the location.was great, a short walk to the train station and some lovely restaurants within walking distance. Bob was the most amazing host, driving us where we needed, giving us tips and info and helping out as needed. His lovely wife baked us an apple cake and gave us a farewell gift pack. It was the nicest accommodation we have stayed in by far. A perfect white Christmas in our ski condo. We will be back.

JapanOn the roof of the building, it's a BBQ space. It's also a wonderful space. But, if it's getting more tidier and cleaner, it will be perfect!
The room is very big, including one kitchen and a living. Everything is there. It's very comfortable to hold a party. The room is very clean. Perfect 👍

NetherlandsThe appartement is big, comfortable but also cozy at the same time. Which was really convenient with our small baby. It was close to the train station and there is a big super market and plenty of restaurants close by. The host Bob was really friendly and helpful, he drove us to the gondola, and picked us up after we enjoyed the 360 restaurant. Bob and his wife went out of their way to give us a comfortable stay. We look forward to coming back one day, to the Hakuba Ski Condos.

United StatesThis wasn't an issue for us, but there's no elevator, so difficult to access for those who may have physical challenges.
If I could give this place a million gold stars, I would. In order of importance (for us, anyway): 1. The owner, Bob, is an absolute gem. He's a Canadian ex-pat and long-time resident of Hakuba, so if you're in Japan for the first time, and have limited knowledge of the language and customs, he's an invaluable resource. Bob gave us recommendations for the best ski resorts, restaurants, and local attractions like onsen. He drove us to all of the above and picked us up. One of the most useful suggestions was shipping our snowboards to Haneda airport instead of having to schlep them around Tokyo with us. He came with us to the transport facility and helped us fill out the shipping forms. One of the really special, personal touches was the homemade apple cakes that his wife made; perfect with yogurt for pre-snowboard breakfast. In short, Bob is awesome! 2. Location. In walking distance from the main drag, but not in the middle of it so, very quiet at night. It's right across the street from Hakuba station so we were able to access transport to Nagano and Tokyo via walking. Plenty of grocery stores and restaurants nearby as well. 3. Facilities. These suites are spacious and well appointed. By Japanese standards, bathrooms are huge. The kitchens are well-stocked, and beds comfy with warm, cloud-like down comforters. View from rooftop is jaw-dropping. We enjoyed sunrises and sunset apres from there. There is a grill and plenty of seating as well, so if you are so inclined, could cook out.

Australia3 flights of stairs to our condo (but obviously this couldn't be changed!!!) It was hard to find using Google Maps, we used "Gohan Bar" as our search address (great bar by the way)
Our host Bob picked us up at the Bus Depot. He was really friendly and approachable. We used WhatsApp to communicate. He gave us heaps of info about the facilities and info about the surrounding area (shops and restaurants). He couldn't have been more helpful ☺️

AustraliaHost Bob and his wife are amazing and clearly try and do everything they can to make sure you have a great stay. The terrace, long table with projector and table tennis table are actually all communal areas with the terrace being the top place for me and my mates to hand out. The capacity of the building isn't too large so its unlikely you will even run into other guests in these communal areas. Shuttle bus stop to take you to all the major ski fields is literally across the road and it is in a good location to access restaurants etc. Couldn't recommend this place more
