You need at least 2-3 days to fully enjoy the upper patio because of the excessive heat you can't use it until after sunset. Plus the power went out (PG&E fault)

My hostess was very sweet, reliable anytime i called he made sure to answer and helped me with all my questions. The inn is gorgeous from the steps walking up, seeing the porch outside, to the living room and kitchen downstairs everything was so nice neat comfortable. The stairs are so huge lol love them and the upstairs really left my speechless its amazing so beautiful seeing the big mirror when in the hallway. Last but not least my room it was everything and more the room is big, but of course, my favorite part is the bathroom the jetted jacuzzi life, my body needed the relaxation peace and quiet I received all that here. Thank you again.

Service, we asked for waters never got them delivered. Power went out, so no use of anything electronic. The description mentioned that the room over looked the city, LIES! The room was located next to an ally way with no view of anything but your car to make sure it’s safe! This place is nice but it feels like I’m just staying at a rich grandparents house. Walls are thin, and tv quality is trash. It’s clean but only on a basic level, further in-depth inspection of the room we found how they had half-assed at best, the cleaning of the room, which really made me uncomfortable with being in the bed, lol.

Breakfast was good and served according to schedule. The jacuzzi tub was nice when we could use it. Wine was brought chilled that was nice. The staff were friendly. Very quiet place to stay( at least for us at the time).

The only tiny thing that I didn't like was, there wasnt directions right away for a guest to see on the information on where to park. But i just called and they happily directed me on where to park! (I hardly drive in that area so i easily get lost)

Absolutely nothing but amazingly good things to say!! This is a family owned&operated place. They make you an amazing breakfast, too! Beds are super comfortable, towels etc are soft. I was greeted by the son of the family and was professional and also personable. This is a bit more than regular hotels etc, but if youre looking to support a family AND have a unique and inviting experience, PLEASE pay the extra you would for the hilton or whatever and check in here. Theres bars, and little shops not far at all and are within walking distance!! Id recommend room one(its called a superior queen room!)

- First, the air conditioner did not work, so we asked to change our room. - The jacuzzi in the new room was dirty and we asked to clean it (it took more than one hour). - The new room was dusty and there was a spider web. So, I wiped off the dust everywhere because we traveled with a little child and I do not want to wait until someone can do it. So, we were a little disappointed (we expected the better service based on the overall rating) but thought it might happen and tried to be positive. - However, I used their towel and then realized it was very dirty. So, it was so disgusting and I did not feel safe at this place anymore. My husband called the staff and just ask to speak with the manager. Unfortunately, the manager did not call back. So, my husband recalled the next morning. The manager offered us a $50 refund to compensate for all issues we had. After realizing that the hotel charged the full amount, the next day my husband called the manager again and he promised that they refund $50 soon. However, we have not received our refund after one week of waiting. Moreover, the owners accused us of damage we never did and for speaking disrespectfully with staff that is not true again. I knew this from the booking support and it was a real shock to me. They speak very badly about us only because of the $50 they did not want to give us. I am a frequent traveler but this is my first bad experience. I learned from the reviews that it is a normal practice for owners to respond badly to negative reviews. So, we are not the first ones. Dear owners, please be honest in answering this review. Justice will prevail! I wish the owners and their manager good luck and learn how to value and respect every client.

- Earlier check-in (1 hour). - Location. - The breakfast was not too bad. If you like sweet waffles with some bacon and fruits on top, you may be happy. Unfortunately, there were many cons. Usually, I read all reviews carefully but this time I just saw the overall rating and reserved a room. I had to read some negative reviews before doing it and predict the service I receive.

We had a portable swamp cooler type air conditioner that the staff did not have running when we arrived to our west facing room in a 104 degree typical Sacramento summer Day. Really unacceptable.

A great little B&B, walking distance to multiple restaurants, bars and craft beers. A peaceful nights sleep and excellent coffee delivered to our very comfortable room. We stayed in room 1 which had a two sided fireplace and a two person jacuzzi tub. Highly recommend!

This B&B was in the perfect location. There are several rooms, all decorated similarly in a cool old Sacramento home. This is not luxury, it’s a cute B&B feel. It is clean with a very friendly staff, old decor, old bathroom facilities, small tv. The breakfast was ok, but we preferred to get breakfast down the street at an actual breakfast diner. If you go on a weekend make sure to hit the giant farmers market down the street.
