Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesSound isolation in rooms, especially when your room is right opposite to a shared toilet, no way to drink a tea or coffee in hotel
A real bargain

BelgiumThe window was sealed and it seems I could not open it so the air in the room was not really clean the attitude of the person who opened the door for me in the evening (but the lady in the morning was nice instead)
Located exactly where I wanted to be, the building is nice and, even if old, well maintained, there is enough space in the room and the night was quiet

I didn't leave my heart in San Francisco but I did fall a bit in love with the city. Staying with Randy and his family in Downtown was the perfect place to explore all S.F. has to offer. Yes there are homeless people on Jones Street but there are homeless everywhere. They don't care about you, they don't even see you. I intend to visit S.F. again and I will try and stay here again. Great early morning coffee from Skullery on Geary St.

ThailandElevator didn’t work and I needed to carry my heavy luggage up and down by myself on a very narrow stair, one of the owner was a bit unfriendly on a very simple question
Location is good, kinda on the dividing line between the SF you went to see and the one you want to avoid, room is small but comfy

Czech RepublicThe fridge in my room was really loud.
Great value for the price, close to the city center, 24 hour front desk, quite comfortable bed. I also appreciated the possibility to leave my bags till the evening at the front desk. Shared bathroom was clean. Even though it is on the edge of neighborhood with homeless people and drug addicts, the hotel and the whole block around felt safe. And staff at the front desk told me where to go and what areas to avoid.

FranceShowers could use a bit more water pressure and perhaps a seat or bench to put things on, but otherwise not a big gripe
Super conveniently located near Union Square. Rooms are spacey and fully equipped as pictured. Shared toilets and showers were always spotless. And the hosts were lovely and very kind

RomaniaThe 250 dollars guarantee - that is ludicrous. We got it back, it's ok. Also, you don't have a parking place.
It was a good one - thinking that you are in Downtown SF

Czech RepublicIt's hard to be critical as the price probably explains all the cons of this place. The area is full with hallucinating and aggressive homeless people. I recommend taking a cab instead of walking. The room furniture is not the newest, bed sheets included. I don't mind having old sink but I'd appreciate linen that's not torn or with unremovable stains.
You won't find cheaper place in the downtown! The staff was super nice and they stored my bag after check-out.

South AfricaAs with most of San Fran / that area, the homeless people around the hotel was eye opening. However they keep to themselves and it is safe. Randy made sure to let me know of areas to avoid as well which was appreciated.

CanadaUnfortunately no coffee machine but I saw previous posts so brought my own coffee cup and Starbucks Vina instant coffee! There was a fellow outside the hotel hollering frequently during the night for a number of nights - but the hotel owner did find a way to contact someone and this seemed to put a stop to it!
Very comfortable room - the two queen beds were great! Great to have a small fridge with freezer and a microwave. No air conditioner but able to open the windows for fresh air (has screens in the bedrrom windows). The staff are very friendly and helpful. Felt very safe inside the hotel - 24/7 reception and a gated locked front hotel door. Wasn't bothered by the homeless in the area. Good info in reviews about staying away from wandering into the Tenderloin area - safe to walk down Geary towards Powell and then head to Market street.

Czech RepublicThe locality was okay. Just make sure to take the ,,right" way to get to the hotel. There are strangers on the streets, but the staff can help to go on the ,,okay" streets. But the hotel is very safe.

GermanyThe property is a bit dated. It's ok in terms of price-value, but could use an upgrade.
The owner is extremely nice and helpful, he helped me with whatever I asked him. The staff in general is quite nice. Lastly, the location of this hotel is really good, right in the heart of SF.

CanadaI had a perfect stay at Layne Hotel. The room was comfortable and it was very convenient to have a fridge and a microwave. The location is excellent, close to Powell st Station, and secure for a solo traveler. I paid for a shared bathroom, but the hotel wasn't full and they made sure I had my own toilet and shower. The staff is kind, helpful and available 24h. Very clean. I recommend this place and I would go back there. Thank you to Randy and his family, Justine.

NetherlandsFamily owned business, management on-site all day. Recently renovated, clean rooms. On the edge of Union Square and Tenderloin, so, yes, there are homeless people in the area (not ín the hotel), but I never, ever felt unsafe. Really enjoyed my daily chat with the manager. Would stay there anytime.
