There were so many staircases! A few times I almost turned a corner and went down one by accident. That aspect is definitely not family friendly. The staff also wasn't overly friendly. There were also common sitting areas that were always full -- one unfortunately right next to our room so went I went out to get water for my baby, the family sitting there got a full glimpse of my half naked husband standing in front of the bathroom. They were incredibly loud though so that shut them up :P

The hotel was very well kept and beautiful from outside. Breakfast was decent for a hotel like this. The room was clean and had everything we needed.

What a gem! Beautiful, comfortable room with everything I could have possibly needed! So clean! Right in the middle of town. It was one of the best hotels I've stayed in. Luxurious feel with economical cost!

Location was perfect to get to nearby restaurants and shops. We didn't need our car at all to get around. The room was spacious, clean and very comfortable. Also free/easily accessible parking was included and to the rear and side of hotel. My daughter and I really enjoyed our stay. Breakfast was a bonus and lots to choose from.

Small TV. Huge gap under door let in lots of light from hallway all night. Need draft excluder to block the light. Black out curtains could be more effective. Kettle would be useful.

Perfect place in the heart of downtown. Super clean, quiet, free off-road parking. Felt very upscale for a very modest rate. Mini-split in room for great climate control. Iron and board. Fridge was a huge plus. It was really lovely.

The location is probably the best place to go birdwatching. With Parker River and Plum Island. Lots of local Owl sightings.

Stairs could be tough for some, request first floor room if you have issues with stairs.

Location was great, in the middle of downtown Newburyport and walking distance to everything. Breakfast was awesome, lots to offer guests.

There was nothing we didn’t like.

The location couldn’t have been better! The inn was a such a good base for exploring the lovely town of Newburyport. Three historic homes next door to each other provide lots of room options. We were particularly impressed with the food offerings — breakfast was varied, and there was hot chicken soup available in the afternoon/evening!

VERY small comment- but the rooms seemed like sound could escape, for example there was a once inch gap under our main door.

For the price point it was perfect

The location was exceptional, walkable to all the downtown restaurants and shops. Likewise, the breakfast which included yogurt, meat, cheese, and egg sandwiches, fresh fruit, juice, and coffee, and an assortment of pastries. And cereal.

Parking very hard to find a spot in the parking lot and did not feel comfortable with street parking and walking

Everything was wonderful our second time at this location. This year invited friends to rent their own room and enjoy the downtown area with us for the evening.

It is located a few steps from the center of Newburyport, so it was very convenient. The room we had was spacious and very comfortable - especially the bed :) The breakfast was very light but sufficient to start the day off. The staff was very friendly and helpful. Will definitely stay here again.
