House had everything we needed, even a coffee mechine!! was pretty clean. Charging stations by the beds were amazing. House was quite cold on arrival but with 3 heat pumps it heated up pretty fast. Great shower pressure and 2 toilets was a big bonus.

I'd advise arriving during day light hours and in the dark it is extremely hard to find. Carparking and getting in and out was a nightmare. So narrow and almost impossible to turn a van around. Very built up area so there is not alot of privacy as the neighbors can all see in the windows. There are fantastic blinds though.

The outdoor seating area was beautiful with views of lots bunnies. Love the street lamps in the area, they looked like lanterns! Interestingly, they also turn off after 9 or 10pm so you get a clear view of the milky way at night.

The bathroom situation was no good. You can access the bathroom from a bedroom and a walkway in the common area but there's no way to lock either of the doors from inside the bathroom. So every time someone goes in the bathroom, we had to make sure everyone in the house knew that someone is in the bathroom to prevent an embarrassing situation. Luckily we only stayed for one night so it wasn't too stressful.

Breakfast was great. And awesome location, though we were a bit spooked by the Ponsonby shooting and the elderly lady that was assaulted right next to the Hotel.

The only thing you could improve are the cups in the rooms need to be replaced with coffee mugs they were way too small.

Bathrooms are dated and the lack of kitchen facilities the kitchenette was shocking no toaster or microwave as staying for sports event up early no microwave etc come on.

When there, I had moved into my room, I received a call to say there had been a leak in the room above,my room, it was running down into my room. I was right near and I would return immediately. My room had been left open, meaning all of my belongings and electronics at risk of being taken. Was not happy because I returned straight away, was only two houses down at a coffee shop.
