    The hotel should not have accepted a late booking then within half an hour of the booking have no one available at the premises to allow me access to it, I was left stranded at night in the dark at a place outside the city.

    I did not like my experience with the hotel or staff.

    We knew in advance about the separate shower on the floor below but it was inconvenient. There was no mirror in the bedroom. The coffee in the room was only nescafe, and that was what we had to have at breakfast since there were no staff to serve breakfast (but once more Laura arranged for our friends and us to have breakfast together in the dining room, not usually available).

    Dinner and bar worked well, especially thanks to the efforts of Laura to make our stay as good as possible. The room was rather cramped.

    Check in supposedly available until 10pm bar supposedly open until 10pm found the place deserted apart from chef who saved the day and got someone to let us in and provided a bottle of soft drink as facilities loses early

    The chef was an absolute legend , really helped us out of a sticky situation

    We had a brilliant night at the newly refurbished hotel. A stylish and gorgeous suite with a gigantic and comfortable bed, bed night’s sleep in ages. We stayed in room 5 which also had a leather sofa in the TV area, and a massive en-suite with a spa bath. Decor and ambiance was pure luxury and I highly recommend it. The food in the newly relaunched restaurant was superb and the team were great. A first class experience to rival and even exceed many five star hotels. Highly recommended.

    When I pay £70 for one night I expect a breakfast and basic cleanliness. I got neither. A cold take-away breakfast is offered as an extra for £10. £10 for a cold breakfast. I would have cancelled at this point, but Kirkby House have a no refund policy. My room was on the second floor but that room doesn’t have a shower, so I was given a key to a shower on the first floor. There was the last guest’s faecal matter in the toilet. I think I discovered why when I used the toilet in my own room: the flush of both toilets is so weak that it takes three or four flushes to perform the basic function a toilet should achieve in one. In my own room, the ‘bathroom’ has no bath or shower, so small that there isn’t any space to put anything. There was no soap, no spare toilet roll, no hot water. The mixer tap runs cold when turned to the right and dribbles to a stop when turned to the left. The ceiling of my top floor room has a steep incline, so it was impossible to walk upright at the end of the bed. Banging my head on the ceiling was almost obligatory. There is not even space for a small wardrobe, so a short rail is attached to a beam. The window was locked shut. I had to ask for a key. In the room was tea, coffee, a kettle and two mugs – but no spoon. I had the choice of a mug that bore the scars of being scoured to within an inch of its poor life, or an unwashed cup that had a brown ring on the inside from the last person who used it. The bed sheets had not been changed. I counted 16 dark hairs in the bed belonging to the previous occupant – or was it the one before that? Once in the bed I came across a fragment of loose skin. Having paid £70 and been deprived of breakfast, an en suite shower, hot water, a head that doesn’t hurt, and a clean mug, the thoughts of a stranger’s detritus in the bed deprived me of the most basic function of a bed: sleep. Kirkby House isn’t even getting the basics right. No wonder they have a no refund policy.

    There were clean towels in the room. That's all the good there is to say.

    Terrible experience with manager/owner. Accidentally booked 3 nights instead of 2 at the time of booking. Noticed as soon as the confirmation email came through, I messaged the hotel immediately and called booking.com customer services both within about 2 hours of making the booking. The booking was made with the no refunds, no cancellation policy as this was the only option for any of their rooms. The next day I received a message from booking.com saying they couldnt get hold of the hotel. I also received a message from the hotel manager telling me he was bound by booking.com policy and couldn't amend it. This was a lie. A little context here I am an engineer and travel extensively using booking.com, I know that although it is a no refund, no cancellation policy, that this is mostly in place to protect the hotel from lost revenue from people booking well in advance and cancelling last minute. And any request for a refund or cancellation is at the discretion of the hotelier. So I contacted booking.com again to double check that this was the case, once again they confirmed that the hotel could amend the booking if they wanted to. Once again I messaged the manager, he once again lied. Blaming booking.com saying he was bound by their policy and was unable to amend the booking on a customer by customer basis, another lie. I finally contacted booking.com and the customer support agent shared his email with them, proving he was lying as he had replied to their request very rudely essentially telling them not to ever contact him. I finally stated with him that It was possible for him to amend the booking, (maybe he genuinely didn't know!), But once again he just repeated the line, blaming booking.com and saying he was bound to their policy, a complete lie. I realise this was my mistake at the point of booking, and if this had been handled differently and he hadn't lied to me again and again the review would have been more positive. DONT LIE TO PEOPLE

    Not alot, very poor, check in staff very friendly however. You'll see from my other reviews I review very positively and very honestly. I do not write such a scathing review lightly. Conveniently after repeatedly lying to me in messages, the manager was not available to talk to during my stay.

    Our welcome was questionable, seemed to be an issue that we had a small dog. Plus shower was stuck on scalding hot, had to change rooms to one that had hardly any furniture, no dressing table or chair, very basic. Walls had streaks and marks on.

    The blind in unit 9 was not working causing a very early waking at dawn. The shower was dangerously hot and unusable because of this. There was noise above both units in the workspace and on the stairs.

    The barmaid was charming.

    This has a beautiful location and is incredibly peaceful. The rooms are perfectly appointed and the showers excellent. Clean with friendly staff and an excellent restaurant and bar downstairs.

    Would have appreciated dress-length space to hang clothes. Also - no where to hang a towel in the bathroom & little easily accessible space for our toiletries. Sound system from wedding party lasted until 2 in morning. We didn’t mind but would have appreciated fore-warning! Received an apology - following day.

    advertised secure parking which was important to me and the reason I booked however gates were open all night food was mediocre and nothing to shout home about bar closed at 22:00 however on the info provided it said 23:00 and Guinness was in cans and not on draft

    It looked a bit basic to be honest but you have your own space. It's like a little studio and you can park infront directly opposite you door.
